think the City would consider granting a variance to reduce the radius to
7.5 feet because of this existing condition?

1. All fencing adjacent to the alley shall be setback 8 feet from the alley right-of-way.
2. All streets cuts, curb & gutter and sidewalk removal, and the repair & reconstruction of the
aforementioned shall be done in accordance with the city's "Street Repair and Reconstruction
Standards and Standards and Guidelines". The city inspector and/ or the City Engineer shall
have final authority in regard to the limits of the street repair.
3. All driveways are to be constructed with concrete within the right-of-way.
♦ The maximum width of a multifamily driveway is 25 feet. The northern most alley driveway should
be 25 feet.
♦ Before a building permit will be issued for this project, the Developer shall bury all over head utilities
in accordance with Land Use Code (LUC) Section 3.3.2(D)(7). Since the property is less than 400
feet in length along the alley, the Developer has the option to provide conduit to accommodate future
undergrounding (see LUC Section 3.3.2(1))(7)(b)). Please add a note to the plan, specifying the
Developer's course of action.
♦ Since the alley has a pavement width of 16 feet, the driveway connections to the alley shall have
flares as shown in detail 1 of Detail D-3-a (in this case a=4 feet and b=8 feet).
♦ No permanent structures are allowed to be placed on an easement. Please.include a design of the
trash enclosure on the site or landscape plan. If the trash enclosure is allowed to be in the utility
easement, then it should have a 3-foot setback from the right-of-way line (see detail D-3-a-Fences).

only 15' of ROW is shown for the alley. I have not been able to find proof of vacation
