Suggest " Greens at Collindale PUD, Second Filing" • Need to identity the type of easements shown and provide separation lines between the different types of easements. • The easement along Lemay Avenue on Lot 1A needs to be 15-foot easement not the 10-foot shown. • Need to provide current Plat language —this includes statement of ownership, (all owners will need to sign the plat), certification of dedication, maintenance and guarantee, and notice of other documents statement. Need to see what changes are going to occur to the site plan. With moving the lot lines around I don't know if the buildings as shown on the site plan will still fit. Per the utility plan shown with the new lot lines it appears as if the driveway locations will need to change to accommodate the new lots. Changing the curb and gutter can affect the parking and the landscaping. All of which require a minor amendment to the site. The utility plans provided — Need to provide revisions to the existing sheets. Need to provide the document that was previously approved and show the proposed changes on that document. Need to indicate the previously approved changes and the new changes in the revision block by bubbling and labeling them. The overall utility plan was sheet 6 of 15 and the grading plans shown do not correspond with any previously approved sheet. Need to identify the type of easements shown and provide separation lines between the different types of easements. • The easement along Lemay Avenue on Lot I was a 15-foot easement. I will send a request out to the utility companies asking if they have a problem reducing this this easement to a 10 foot easement. In talking with planning there may be an issue with this in the fact of reducing the original set back on this lot will be taking this lot further out of compliance with the land use code. So it may be because of that that it can stay at 15 feet. • See changes made to the notes. • Indicate who is to own the tracts. Therefore the following apply: the two grading sheets need to be numbered sheets 3 and 4 not 5A and 5B. The original sheet 5 needs to be submitted with a line through the sheet and void written on it since it is not being replaced and it will no longer be valid. If you desire to split the grading on to three sheets as was previously done - you can do that and number the sheets 3, 4 and 5. This will eliminate the need for the original sheet 5 to be submitted with the void on it. Need to include all of the original notes and details that were on the original sheets, unless they are no longer needed. Having; been already built does not mean that it is not needed or doesn't need to be noted on the plan. We need to know what they were supposed to do. Some of these are written on the plans, but I did not include them all. • Do not show the driveway cuts, except for those that exist to serve existing houses. As per the site and landscape plan the curb is to go straight across each lot, as well as the sidewalk, and the driveway can only be located with in certain areas. The driveway will be built when the lot is built upon. Modify notes 4 and 5 as shown to reflect this. • Change the parking stall striping to match that on the site and landscape plan. The two spaces in front of lot 8 are lost and a space between lot 7 and 8 is gained. • For the overall utility plan - this sheet is sheet 6 not 6A and as mentioned above need to include all the notes and details that were on the original.sheet.
