KNOW ALL MEN BY THESE PRESENTS: That the undersigned being the owners of
the following described land, to -wit, to hereby dedicate, transfer and convey to the
City of Fort Collins to have and hold a 65 foot wide easement for drainage, situated
in the NW'-,, Section 35, T7N, R69W of the 6th P.M., City of Fort Collins, County of
Larimer, State of Colorado, the centerline of said easement is more particularly
described as fol'.lows:
Commencing at the W 1/4 corner of said Section 35; thence, S 89'47'20" E along
the south line of the NW 1/4, said Section 35, 558.46 to the east line of a parcel
of land described by instrument recorded at Book 2280, Page 888 of the Latimer
County Clerk & Recorder's Office; thence, N 00'05116" E along the east line of
said parcel recorded at Book 2280, Page 888, and said east line extended, 344.50
feet to the centerline of said drainage easement, said point being the point of
beginning; thence, N 89'47104" W and parallel to the northerly line of said parcel
described by instrument recorded at Book 2280, Page 888, 280.00 feet to the point
of terminus.
Said parcel contains 0.418 acres, more or less.
The basis of bearings is the south line of the NW 1/4, Section 35, T7N, R69W, 6th
P.M., and monumented as shown by the attached Easement Exhibit.

also being a part of tract G, Park South P.U.U., City of Fort Collins, County
of Larimer, State of Colorado, and more particularly described as follows:
Commencing at the north 1/4 corner of said Section 35; thence S 00' 03' 34" E
along the west line of the NE 1/4, said Section 35, 1600 feet to the point of
beginning; thence continuing S 00' 03' 34" E along the west line of the NE 1/4,
