2. Additional natural gas load requirements need to be furnished to the Public
Service Co. so that adequacy of capacity of existing natural gas facilities can
be checked.
3. The overall increased runoff has been addressed except the detail on how
the roof top detention is controlled. Details need to be submitted for City
review and approval.
4. The applicants will need to provide information verifying the revised vol-
ume of the existing storm water detention ponds and roof top detention prior
to issuance of any Certificate of Occupancy. A note should be added to the
utility plans, construction plans and site plan reflecting this condition.
5. All new building additions must be equipped with full fire sprinkler pro-
tection. Please note on site plan.
6. Some additional building envelope dimensions are needed. All sides of the
envelopes should be dimensioned.
300 LaPorte Avenue - P.O. Box 580 • Fort Collins, CO 80522-0580 • (303) 221-6750
7. Typical dimensions of parking spaces should be indicated.
8. Two shade trees per parking island should be provided. Some additional
screening materials should be provided along the east property lines. Street
trees at 30' - 40' spacing should be provided along Lemay Avenue.
9. I have not received the black and white photos of the proposed taller
buildings that were promised. Until this information is received, the Planning
Staff cannot make a recommendation on the building height.
I would recommend we meet as soon as possible to discuss the above comments.
I will be on vacation from June 26th to July 10th. Please contact Mike Herzig,
Development Coordinator, regarding utility issues. Five copies of revised plans
should be submitted to this office no later than July 5. On July 17th, 8'x 11" PMT reductions, colored renderings of the site, landscape and building eleva-
tions should be submitted. Signed mylars of the site, landscape plan, building
elevations and signed Development Agreement and Site and Landscape Cove-
nants documents should be submitted no later than July 20, 1989.
If you have any questions, please feel free to call me.
