Colorado, being more particularly described as follows:

GENERAL NOTES
1. Harmony Market 9th Filing is proposed to be developed with minor automotive
care uses; specifically a gas/convenience store.
2. All portions of the exterior walls of the first story of all buildings will be located
within 150' of an access roadway in which emergency fire equipment can be
maneuvered, or the buildings will be provided with an approved automatic fire
extinguishing system. Building size or other criteria of the Poudre Fire Authority
may also indicate the need for an approved fire extinguishing system or other
fire protection measures.
3. See subdivision plat and utility plans for alf easements and lot and tract areas.
4. See utility plans for exact geometries of parking areas, storm drainage areas,
utility mains and services.

6. All signs utilized will comply with the City Sign Code, or specific variances will
be requested.
7. Location and number of building entries may vary with completion of
construction.
8. Accent lighting of signage, sculptural, and/or landscape elements is allowed,

9. Any visible rooftop mechanical units are to be screened with parapet walls or
metal decking structures of a color complementary to the building finish.
10, Exterior lighting, both building mounted and pole mounted, will be similar to
that found in Harmony Market P.U.D. and are to be equipped with high
pressure sodium as the light source. Polo height not to exceed 16 feet. All
fixtures to feature sharp cut-off, down directional luminaries.
Reduced levels of security lighting will be used in the car wash during non-use
periods, or the doors will be closed.
11. All under canopy lighting shall be fully recessed in the canopy so that only one
face is exposed.
12. The bike racks are to be permanently anchored to concrete and not interfere
with the sidewalks.
13. The trash enclosure shall feature the same siding materials as the building. The
swinging gates may be made of wood.

PLANTING NOTES
1. A8 plant materiels shell be in accordance with AAN specifications for Number
One Grade.
2. All turf areas shell be Irrigated with an automatic pop-up irrigation system. A8
shrub beds and trees to be irrigated with an automatic drip (trickle) irrigation
system, or acceptable alternative.
3. All trees to be belled 6 burlapped or containerized.
4. All shrub beds to be mulched with pole peelings (3" average depth) on typar
filter fabric.
S. Edging between grass and shrub beds shall be 118' X 4' steel set level with
top or sod.
6. All turf areas to be sodded with a Bluegrass or Fescue Blend.
7. A tree permit must be obtained from the City Forester before any trees or
shrubs as noted on this plan are planted, pruned, or removed on the public
right-of-way.
e. Minor changes in species and plant locations may be made during construction
as required by site conditions. Overall quantity and quality to be consistent
with approved PUD plans. In the event of conflict with the quantities included
in the plant list, species and quantities illustrated shall be provided. -
9. All on -site landscaping must be installed or secured with an irrevocable letter
of credit, performnnco bond, or escrow account for 125% of the valuation of
the materials prior to issuance of a Certificate of Occupancy.
10. The Owner will be responsible for landscape maintenance including the
plantings in public street rights -of -way.
11. Keep all trees 10' clear from water and sanitary sewer lines, and 4' clear from
gas lines.
