CONVEYANCE OF PERMANENT DRAINAGE EASEMENT
This Easement is granted to Palladian Construction Company by Latimer County (Owner)
for the purposes and upon the conditions stated below.
WITNTSSETH:
1. Description of Easement. The easement granted by these presents is attached hereto as Exhibit
A.
2. Term of Easement. This easement shall be permanent.
3. Purpose of Easement. To reslope and/or recontour the grounds as necessary for drainage
structures and to provide access and maintenance for this purpose.
4. Warranty. The Owner warrants that it is the owner in fee simple of the easement premises and
will defend title thereto against all claims adverse to this easement.
5. Comvensation. Grantee agrees to pay the Owner One Dollar ($1.00) and other good and
valuable consideration for the easement.
5. Reservation of Rights. The Owner reserves all rights in and to the subject property inciuding the
right of possession except for those necessary to carry out this easement.

DESCRIPTION OF EASEMENT FOR DRAINAGE STRUCTURES:
That portion of Section 1, Township 7 North, Range 69 West of the 6"` P.M., in the City
of Fort Collins, County of Latimer, State of Colorado, which, considering the West lime
of the Northeast Quarter of said Section I as bearing N 00°00'57" E, and with all
bearings contained herein relative thereto, is more particularly desenbed by the following
boundary lines:
BEGINNING at the Southwest comer of Redwood Village P.U.D., Phase II, which bears
N 01°15' 19" E 556.23 feet from the South Quarter Corner of said Section 1; thence S
89039' 17" E 25.00 feet; thence S 01°27'06" W 60.00 feet; thence N 89°39'1T' W
25.00 feet; thence N 01°27'06" E 60.00 feet, more or less to the POINT OF
BEGINNING, containing 1500 square feet, more or less, and being subject to any other
easements, rights -of -way or restrictions now existing or in use.
