Re: Tract 11 at SouthRidge Greens P.U.D.
Dear Cathy:
On April 28, 1983 we met to discuss the preliminary road layout
at ','outhRidge Greens in general and at Tract H in particular.
Attending were yourself, Rick Ensdorff, Mauri Rupel, Bernie Cain,
and myself, Bill Blackwell.
Following are major items of discussion at the meeting:
1) I made a presentation of preliminary road alignments
including traffic patterns and proposed street widths.
Enclosed is a copy of the drawing presented.
2) It was determined that the loop going north through tracts
D and F may be 28' wide.
3) Bridges on this loop may be 28' wide. The street width
transition should not be at the bridge but at the inter-
section with the boulevard.
4) The boulevard section fronting Fairway II has been retained
for two 'points of fire access during constructin, not for
aesthetics. The private drive on Fairway II can provide a
second point of access. Thus the boulevard section need be
carried only to the 1st entrance north of the main boulevard.
5) 1 presented sketches for the street in Tract H wrapping the 8th
Green.

Re: Street and traffic signs in the Southridge Greens P.U.D. and Front Nine
Dear Mr. Developer:
My office has been informed by Dick Wartenbe of the City Traffic Department
that the sigrvs installed in the Southridge Greens P.U.D. and Front Nine
Development do not meet the City's criteria for signs. Dick has talked
with your sign contractor, Rocky Mountain Safety Services, and was not
satisfied with their response. Therefore, as the developer of this
project; it is your responsibility to the City that your sub -contractors
provide acceptable products and work. Please be informed that until such
time as the signs are brought up to the City standard, Certificates of
occupancy will not be issued for any structure within this development.
If you have any questions regarding specific corrections to the signs in
this development, please contact Dick Wartenbe at 221-6815.

6) It was determined this street should be a 25 mph design speed
and a 28 foot street width. A variance may be required for
corner sight distance, but the design should come as close
to City Standards as possible.
7) The traffic circle was discussed. Traffic circles are
generally discouraged by the City, but this application is
justified from both aesthetic and traffic circulation reasons.
a) Medians on north and south streets should be 75 to 100 feet
long and taper to a minimum of four feet.
b) Signage will be "Keep Right" at. end of median, "Yield" at
the circle, and a direction arrow on the circle's median
opposite from approaching traffic.
c) The possibility of a right turn only from Tract E between
the circle and the entrance of the street mentioned in
5 and 15 was discussed. If the median in the street is
extended past the entrance making physical restraint from
left turns a variance to the 150' foot offset requirements
will be considered.

Re: Variance Requests for Southridge Greens Tract H
Date: June 22, 1983
At this point in the review process, I can only give you answers to two of
Engineering Professionals' requests for variances. The rest are based on data
reviewed at the time of the final and will be reviewed at that time.
The request for a variance from 36 foot street width to a 28 foot street width
was granted by Rick Ensdorff on the basis of the low volume of traffic and that
the configuration of the streets would make it unlikely for anyone to use the
streets for a through movement. No parking signs will be required to be
installed by the developer at the time of acceptance of the street by the City.
The second request. was for a variance to the 200 foot separation of intersec-
tions. EPI is requesting only a 165 foot separation between the intersections of
Hummel Lane and Front Nine Drive. and Southridge Greens Boulevard and Hummel
Lane. Due to site restraints and again the expected low volume of traffic, the
City will grant this variance.
It should be noted that changes in the final design may be necessary if the
remainder of the variances are not granted.

The District has reviewed the above mentioned project and has the following
comments:
1. The change in water line sizing and location from the master plan
needs to be explained.
2. District easements will be required for water and sanitary sewer
lines that are not located within the streets.
3. Submission of the Fairway II utility plans will be required in
order for the District to complete the review of the Front Nine
Drive plans.
4. The vertical and horizontal separations of the water, sanitary sewer
and storm lines need to be clearly defined at the intersection of
Southridge Greens Boulevard and Greenridge Parkway.
5. The District will require curb stops and interior meter settings
for this development.

Re: Temporary storm water discharge from The Front Nine at SouthRidge.
Dear Phil:
During the City's review of the Front Nine, Tract H, at
SouthRidge Greens, the request for more information about
discharge at the east side of the site was requested. This letter
provides that information.
The master drainage plan calls for discharge from SouthRidge
Boulevard approximately 700 feet from the end of construction
this phase, see Figure 1. When the project is corr_pleted this is
where the runoff will be discharged from the road.
Until that time the water will be allowed to run across the
unplatted residential- area to be intercepted by the golf course
drainage system, routed through the irrigation pond, and discharged
to Fossil Creek. See Figure 2.

re: Addendum to the Front Nine at SouthRidge Greens
Drainage Report.
Dear Phil:
It is the developer's wish to extend the downstream end of the
storm sewer that drains the intersection of Front Nine Drive
and SouthRidge Boulevard. The purpose of this extension is to
eliminate a portion of open channel- that otherwise would be
four feet below finished grade. The location of this channel.,
on the golf course beside the 8t1) green., makes the aesthetics
of such a cut a major concern.
As can be seen from the attached calculations, the installed
storm sewer operates under inlet control. The downstream
extension does not change this i-nl.et control.. There would be
no change in water surface at the intersection due to this
extension.
