Dear Mr. Robinson:
Staff has reviewed the request for the Fox Meadows Busine plat
located at the southeast corner of Horsetoot Road and Timberline Road and
offers the following comments:
1. The easements along both arterials (Horsctooth and Timberline) should
be increased to 15 feet and designated as "utility,
WcpeFe--E�sil easement".
Q� 2. The 7 foot wide sidewalk should be carried through the access ramp
and then tapered down to 4 feet.
3. A soils report is needed at this point in time. This will allow staff to
review the paving plan.
4. The 21 inch storm drainage pipe that would receive flows does not
belong to the City. All storm drainage improvements should be put in
an easement. Also, getting the storm drainage flows across Bighorn
Drive from north to south may be a problem. These issues should be
resolved in a standard -drainage report.
5. The existing sanitary sewer in Bighorn Drive must be extended'' to// j
Timberline Road to accommodate the South Collins Tech Center.e.¢�
6. A repay exists on the water line in Timberline Road, S2.76 per foot.

7. The Parks and Rec Department will not provide any maintenance of any
landscape, improvements in the Timberline Road right-of-way.
8. The plat document should contain a vicinity map. There appears to be
available space in the upper right corner of the document to provide a
vicinity at an appropriate scale.
9. The Department of Natural Resources, the City Forester, and the
Planning Department are very concerned about saving significant vcgc-
tation. There is a stand of mature trees on the south property line.
Please address whether these trees arc on the property. If these
trees are on the property, then it is suggested that the City Forester,
Mr. Tim Buchanan, be consulted to conduct an analysis. It may be
necessary to prune to encourage preservation.
10. Developers of Sunstone P.U.D. have dedicated a drainage tract to the
City Stormwater
Utility to feed a regional detention pond. Within this
drainage channel,
the developer will also construct a bicycic/pedestrian
path which will
be located on the south property line of your proposed
subdivision. It
is important to the City that this bike path be
extended to Timberline Road since Timberline is clarified as a major
arterial and would probably feature a s4 foot, OWr
an street bike #err
As part of the
subdivision request, an casement should be dedicated
for continuation
of this bicycle and pedestrian path. In addition, a
commitment should be made either on the plat or by development
agreement that
design and construction of this path will be the
responsibility of
the developer of Fox Meadows Business Park. Detailed
plans of this path
are available at the Planning Department.
11. Please note that WestGas owns and operates an 8" high pressure natural gas
pipeline which is close to the northwest corner of Tract 2. This pipeline
runs from west to east in Horsetooth Road and turns north in Timberline
Road. WestGas must be given 48 hours notice of any proposed activity in
the vicinity. All crossings which might involve this pipeline should be
coordinated well in ad-vance of construction.
This concludes staff comments at this time. I suggest that we immediately
set up a meeting to discuss these comments since the request is for both a
preliminary and final combined. In order to stay on schedule for the March
28, 1988 Planning and Zoning Board, please note the following deadlines:
Plan revisions are due March 2, 1988 (3 copies)
PA1T's, colored renderings, and 10 final prints are due March 21. 1988
Final documents are (]no March 24, 1988
