Dear Mr. Shear,
The City Staff has completed its review of Amended Fairway 2, preliminary,
and has the following comments:
1. Please contact our office to set up a meeting to discuss the street
widths and the utility layout.
2. The site will need to be replatted.
3. Please indicate building envelopes and show dimensions.
4. The following note should be placed on the site plan:
"No certificates of occupancy will be issued until a landscaping letter
of credit, bond, or escrow account for 125 % of the value of the larx9s-
caping."
5. The water and sewer lines are not to be located under driveways.
6. Gas lines exist in utility easements previously dedicated on "Amended
plat of. Fairway Two at Southridge Greens PUD". Tf said easements are
not proposed to change, then Public Service Co. has no problems with
this proposal.
7. 24' private drives must be posted "No parking - Fire Lane" on both
sides.
8. Staff recommends using drought tolerant vegetation for the open areas.
Brome fescue makes a good low water ground cover.

9. The landscape plan is not consistent with the site plan, i.e. plant-
ings where parking spaces are proposed, the landscape plan does not
show the off street parking, please address.
10. Landscaping will be needed to screen the parking areas.
11. The open space areas will need to be adequately landscaped.
12. Trees on the lots should be Located closer to the street.
13. Please address fence treatments for the site. Four feet should be the
limit along the golf course.
14. Will the private drive have a name?
15. Staff would like some type of pedestrian linkage for the site.
Revisions reflecting these continents are due by noon on July 8, 1987. Items
that cannot be shown graphically or noted on the plans should be addressed
in writing.
PMT reductions of all plans, color renderings, and 10 full size copies of
all plans are due by July 20, 1987.

Dear Mr. Shear,
The City Staff has completed its review of Fairway II, Ist Replat at South -
ridge Greens, final and has the following comments:
1. Please indicate what erosion control measures will be taken for the
area adjacent to the south cul-de-sac.
2. Staff needs a paper copy of the subdivision plat with all appropriate
signature blocks.
3. Show area of each lot (on each lot).
4. No access easement is shown on the plat. How will access to each lot
and the existing properties be achieved since the private drive is being
deleted?
5. Please show dimensions of parking spaces on the site plan.
6. The space designated "10 parking spaces" will not accommodate 10 paral-
lel spaces; each must be 23'feet long.
7. Actual property lines must be clarified. Typical front setback shown
on site plan must be to the property line.
8. Please refer to LDGS section G-4-C-3, locateed on page 48 for informa-
tion regarding Certificate of Occupancy.
9. 24' access drive must be posted "No Parking - Fire Lane" with approved
signs.

10. Utility easements dedicated on final plat must match those dedicated on
original plat of "Fairway Two at Southridge Greens R.U.D."; natural gas
lines are already existing in these easements.
11. The sidewalk must continue throughout the subdivision.
12. Please indicate the colors of materials on the elevation plans.
13. On site plan indicate the type of easements.
14. Indicate the treatment of all ground surfaces i.e. paving, turf,
gravel, grading, etc.
15. All plant material must meet specifications of the American Associa-
tion of Nurserymen (AAN) for number one grade. All trees must be balled and
burlaped, or equivalent. Please place a rote on the landscape plan to this
effect.
Revisions reflecting these comments are due by noon on September 9, 1987.
Items that cannot be shown graphically or noted on the plans should be
addressed in writing.
PMI reductions of all plans, color renderings, and 10 full size copies of
all plans are due by September 21, 1987.
All final documents are due by September 24, 1987. The final documents
should include the development agreement, signed mylars, and signed lands-
cape covenants (a copy is enclosed).
