MAJOR COMMENTS AND CONCERNS WITH THE UTILITY PLANS
0 Please note that the entrances into the site will need to be paved with concrete up to the
property line.
o Please reference two (2) benchmarks from the new vertical control. The City of Fort Collins
no longer uses the Black Bolt Survey.
0 Please modify the attorney's certificate to what is currently being used.
Please add the following text to the note regarding the vacation of the utility easement:
...within the boundaries of this plat."
a We would like to see a signing and striping plan for Horsetooth Road.
o You will need an offsite grading easement for the grading being performed out of the platted
area.
o An offsite construction easement is needed for any construction, i.e. curb and gutter, being
performed offsite.
o Please show the existing offsite contours for a minimum of 50 feet adjacent to the project
boundaries.
Please note that the entrances to the site will need to be paved with concrete to the property
line.
o Please note. If the project on the west side of Timberline Road has not constructed the
median in Timberline Road prior to any c.o. issuance associated with this project, this
Developer will be responsible for constructing it.

We need to see a preliminary design of Timberline Road for 1000 feet beyond the
construction boundaries.
o Include cross sections in the preliminary design.
Please show the centerline profile along Timberline Road.
o Please show future lane striping.
o Please show the location of the sidewalk in its ultimate location.
o Please show the existing grade and ground lines along Horsetooth Road.
o Please show the flowline profile along Horsetooth Road.
o Please modify the cross sections as indicated on sheets 12 and 13.
