Dear Mr. Hughes,
The City Staff has completed its review of Fort Ram Village Final P.U.D.
1st Filing, and has the following comments:
1. A 54' R-O-W for Constitution Avenue will be adequate for this filing,
but may not be adequate for both filing 1 and 2. The traffic report
will determine this.->
2. Please address if this project will be phased.
3. The full R-O-W for West Plum Street must be dedicated to the City.
4. The existing ten foot wide Public Service Company easement is not com-
pletely platted. Please see attached copy of the preliminary plat and
a copy of the easement document as recorded in Book 1574, page 504.
Also the site plan show this as an "irrigation line" easement..... it
is a "gas line" easement.
5. Please indicate on a blue line copy with red pin where the existing
pond is located in respect to the property boundaries.
6. Please indicate building envelopes and show dimensions on the site
plan. The swimming pool, hot tub, and club house must be within a
building envelope.
7. A portion of the property may be a "wet land". You will need to contact
the Army Corp. of Engineers to make this determination.
8. To approve a final for this project, a solution to the outfall of the
drainage i.e. master planned (phased) improvements to the canals or
other solution to the outfall needs to be determined.
a. The City will not provide outfall flaw rates. A study must be con-
ducted to determine the best solution. The City will reimburse the
doveloner for the master basin studies and improvements.

b. Ditch Company approval it required if alterations or impacts are
made and or proposed to the ditch.
9. Please address in writing how parking will be prevented on Plum or Con-
stitution Ave, justify the amount and location of parking.
10. Have you contacted Transfort regarding a bus stop? Please let me know
what is determined on a possible bus stop.
11. 5' sidewalk/bike path is narrow for two-way traffic. A 7' to 8' is
preferred.
12. The set back for building 19, from Constitution Avenue is tight. Staff
would like to see the set back increased or special landscape treatment
to mitigate the set back.
13. Staff would like to see some other tree types used other than Honey
Locust and Birch.
14. The sidewalk / bike path should be shaded as much as possible with the
use of plantings.
15. The proposed water lines, sizes and fire hydrant locations must be
shown.
16. A Utility Engineer must provide a fire flow capability report based on
the proposed water system. Adjustments in building construction may be
necessary to mitigate possible water supply deficiencies.
Revisions reflecting these comments are due by noon on August 5, 1987.
Items that cannot be shown graphically or noted on the plans should be
addressed in writing.
PMI reductions of all plans, color renderings, and 10 full size copies of
all plans are due by August 17,1987.
All final documents are due by August 20, 1987. The final documents should
include the development agreement, signed mylars, and signed landscape
covenants (a copy is enclosed).
