RESOLUTION NO. PZ03- 08 OF THE PLANNING AND ZONING BOARD OF
THE CITY OF FORT COLLINS ACCEPTING THE DEDICATION OF A UTILITY
EASEMENT ON LOT 9, 10, 11, AND 12 OF MOUNTAIN RIDGE FARM P.U.D.
2ND FILING.
WHEREAS, Section 2- 353 (4) of the Code of the City of Fort Collins
authorizes the Planning and Zoning Board to accept the dedication of certain
easements by resolution or by approval of replats containing notation of such
dedication, and
WHEREAS, the Owner has tendered to the City a deed of dedication of the
utility easement on Lots 9, 10, 11, and 12 of the Mountain Ridge Farm P.U.D. 2"d
Filing, which easement dedication is more particularly described on Exhibits "A"
and "B"; and
WHEREAS, the dedication has been reviewed and approved by the
pertinent utility service providers, which providers report no objection to the
dedication.
NOW, THEREFORE, be it resolved by the Planning and Zoning Board of
the City of Fort Collins, that the dedication of the utility easement on Lots 9, 10,
11, and 12 of the Mountain Ridge Farm P.U.D. 2Id Filing„ and more particularly
described on Exhibits "A" and "B", attached hereto and incorporated herein by
this reference, is hereby accepted.
Passed and adopted at a regular meeting of the Planning and Zoning Board this
7th day of August , A. D. 2003.

LAND DESCRIPTION
A parcel of land being a portion of Lots Nine (9), Ten (10), Eleven (11), and Twelve (12),
Mountain Ridge Farm P.U.D. 2"d Filing, located in the South half of the Northeast Quarter
(NE U4) of Section Thirty-four (34), Township Seven North (T.7N.), Range Sixty-nine West
(R69 W.), Sixth Principal Meridian (6th P.M.), City of Fort Collins, County of Larimer, State of
Colorado, to he dedicated as Seven (7) foot wide drainage and utility easement, more particularly
described as follows_
The South Seven (7) feet of the North Twelve (12) feet of Lots 9, 10, 11, and 12 of said Mountain
Ridge Farm P.I1.D. 2nd Filing, according to the recorded plat thereof on file in the office of the
Larimer County Clerk and Recorder as filed February 12, 2001 under Reception Number
2001009968.
Said described parcel of land contains a total of 2,188 sq. ft. more or less and is subject to any
existing easements and rights of way of record or as now existing on said described parcel of
land.
