Dear Stephen,
Staff has reviewed your development plans for the (Iron (late at)
Four seasons, Ninth Filing P.U.D. - Final that were submitted on
January 3, 1994, and would like to offer the following comments:
1. A copy of the comments received from U.S. West is enclosed
with this letter.
2. The city's Mapping Department has made the following comments:
a. What is Tract A to be used for? Is this a utility,
access, drainage easement, or what?
b. There is a statement near the top and center of the
subdivision plat that describes a 10' easement as a 1110'
telephone easement". Shouldn't this be a 10' utility
easement?
C. There is a wrong bearing in the legal description.
d. What do the three circled numbers mean?
e. There is a reference to Tract B in the legal description.
Where and what is Tract B?

have questions about these comments on the plat.
3. Mark Taylor of the Water/Wastewater Department has said that
he has forwarded his comments on a set of red -lined plans to
your engineers. The red -lined plans should be returned to the
City with your revisions. Mark can be reached at 221-6681.
4. The Light i Power Department has said that one of two options
will have to occur for electric and gas services to be
installed on this site:
a. A 13' wide utility easement must be provided on either
side of the private drive, or;

b. Tract A must be designated as a "blanket utility
easement".

5. Fire hydrants must be located within 400' of all lots and
shown on the utility plans.
6. Iron Gate Drive should be a minimum of 36' wide if parking is
to be allowed on both side of the street. Approved "No Parking
- Fire Lane" signs must be provided and curbs must be painted
red in the appropriate places if the street is to be 24' wide.
There must be information (general notes) on the Site Plan
addressing the parking issue.
7. A copy of the comments received from the stormwater Utility is
enclosed with this letter. Basil Hamdan is your contact person
if you have questions about storm drainage. Basil can be
reached at 221-6589.
8. The Engineering Department has the following comments to
offer:

a. Clarify the ownership and maintenance of Tract A. Also,
it is not clear if Tract A includes or excludes the lots.
b. Remove references to street dedication in the Dedication
Statement since the streets are to be private within the
P.U.D. boundaries.
C. The lots do not extend to the private streets. Is this
really what the applicant wants? Suggest allowing enough
room on the lots to add patios, sunrooms, etc., to avoid
having to vacate easements or deed parts of Tract A, in
the future, as units get built and changes to the
building footprints are made.
Utility Plans
d. Need handicapped access ramps along the internal
sidewalk. The red -lined plans showing the locations have
been sent to your engineers.
e. Need stationing of parking, radii on walks.
f. Need details of parking areas, drive widths, radii.

9. The parkland fees are currently $779 per dwelling unit and
will be collected at the time of issuance of building permits.
10. This development is responsible for building the sidewalk on
the north side of Arbor Avenue. The walk should clearly shown
on the Site and Landscape Plans.
11. Berming should be considered along Horsetooth Road to provide
privacy and screening to and from the lots in this area. Are
there berms existing with the other adjacent developments?
12. There may be some roof restrictions required that would be
related to storm drainage for this site. If so, then this
information must be included on the Site Plan. Please contact
Basil Hamdan at 221-6589 to discuss this issue.
13. The landscaping along the Horsetooth Road street frontage
should be consistent with the treatment that exists with Four
Seasons, Fourth Filing to the east.
14. The architectural intent and building elevations for this
project were reviewed with the Preliminary P.U.D. If changes
to the buildings are intended then the building elevations
must be submitted for review with the Final P.U.D.
15. Information about the lots that are in compliance with the
Solar orientation ordinance must be included on the Site Plan
and the final subdivision plat. This includes a solar lot
symbol on each lot in compliance, the number of lots in
compliance compared with the total number of lots, and the
percentage of lots in compliance.
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the February 28, 1994 Planning and Zoning Board
hearing:
Plan revisions are due February 9, 1994. Please contact me for the
number of folded revisions required for each document.
PMT99, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due by 3:00 p.m. on February
21, 1994.
