• As shown on the plans one curb cut should be provided that would provide
joint access for both lots. This would not eliminate any parking spaces, still
provide the opportunity for Fire vehicles to access and would eliminate the
need to tear out the existing curb for a curb cut. An access easement would
be needed at the entrance so that future access to this lot would not be
precluded.
• A construction easement is needed for any work that will occur on the
adjacent lot (Petersen Linoleum and Carpeting).
• Provide vertical curb and sidewalk detail.

Review of these plans should not be construed as a comndiment that telephone facilities sufficient to
serve this project. are presently available. U S WEST will provide telephone service in accordance with
the rates and tariffs on file with the Colorado Public Utilities Commission.
The owner is responsible for provision of all conduit• ditch crossings, and street crossings for telephone
facilities within the project. The owner also provides terminal room space (usually 8' X 41 and power
for the telephone: terminal, generally in a utility room. The owner's vendor provides all facilities beyond
the US WEST terminal Contact the US WEST engineer for conduit specifications for the telephone
entrance cable.
Any relocation of existing telephone facilities required by these plans will be paid for the developer.

Dear Ray:
The staff has reviewed the application for final approval of the amended plan
of the Fossil Creek Commercial Plaza PUDs and would offer the following
commenT --
1. The approved plan of the Shops/Handy Dan building shows the parking lot
along the south with a 17-foot not 19-foot stall depth (2-foot overhang
on sidewalk) and a 7-foot landscape strip not 6-foot. Please revise
plan.
2. The design of the street intersection of Troutman Parkway and College
Avenue as shown on the proposed overall site plan does not appear to
match the approved engineering drawings (attached). Please verify.
3. The Traffic Engineering staff is requesting that the landscape island
at the intersection of the parking lane and main service road be redesigned
so as to provide a safer ingress and egress of traffic (see attached).
4. The loading lane must be a minimum of 10-feet in depth. Please revise.
5. What does the Note "6500 Gas" mean on the Sea Galley site plan?
6. Handicapped spaces that were deleted must be provided for.
7. The Fire Authority will require the installation of an additional fire
hydrant on the north side of Troutman as close as possible to the
proposed restaurant before construction begins. Revised utility plans
will be required.
Before the staff will proceed with processing the application for development
approval, a revised site plan reflecting the above comments must be submitted.
The revised drawings must be submitted to this office no later than May 11,
1981. Also, on May 18, 1981, 8-1/2" x 11" reductions of all site plans and

• The request for vacation of the 6 foot back lot easement has been denied.
There is currently a TCI main cable line running through this easement. If
something can be worked out with TCI to get them to agree to vacate the
easement than we can proceed with that process.
Utility Plans
• The Western building needs to be moved out of the utility easement, unless
something can be worked out to vacate it with TCI.
• There is a retaining wall indicated at the back of the Western building. What
is this and can it be built without getting onto the Railroad Property. This may
be a mute point with the building needing to be moved.
