SURVEYORS • ENGINEERS 1425 PEARL STREET BOULDER, COLORADO PHONE 442-4338 B0302 CT January 21, 1977 Mr. Lloyd G. McLaughlin P.O. Box 580 Fort Collins, Colorado 80521 RE: Foothills Park Resubdivision Dear Lloyd: The utility plans for Foothills Park Resubdivision have been revised. The following comments correspond with your letter dated January 17, 1977: 1. Enclosed is an agreement with the New Mercer Canal and the subdivider for the utility crossings. We do not have an agreement for the acceptance of storm water at this time. 2. Valves have been added to the north side of the following tees: Liberty Drive and Colony Drive, Frontier Drive and Colony Drive, and Liberty Drive near the detention pond. 3. Valves have been removed on the south side of the tee at Colony Drive and Frontier Drive and the valve north of the tee at Liberty Drive, and Frontier Drive. 4. The 8 inch water mains were changed to 6 inch on Liberty Drive from the tee near the detention pond to Frontier Drive, Frontier Drive from Liberty Drive to Colony Drive, Colony Drive from Tradition Drive to Horsetooth Road. 5. The fire hydrant at Horsetooth Road and Colony Drive is connected to the 6 inch main on Colony Drive. 6. The horizontal alignment of the 12 inch sanitary sewer was requested by Fort Collins and was approved on plans for Foothills Park Phase I in 1974. This alignment shows the water and sanitary sewer crossing the New Mercer Canal in the same location. This crossing would require a cut in only one location through the New Mercer Canal in a proposed future right-of-way. The sewer would also serve land south of the New Mercer Canal and east of Foothills Subdivision. It appears that the area north of Foothills Subdivision and west of the New Mercer Canal can be served from Manhole 2 nearly as well as an extension from Eagle Drive. For these reasons we feel that the alignment being shown should be approved as agreed by the New Mercer Canal because of t-he ability to serve the necessary areas. The note you requested concerning rip -rap specifications has been added to the plans. 8. It is our intention that the drainage channel at the north end of the subdivision be continued when the land to the east is developed. Our client, Court Square Investment, is currently negotiating with the landowner, Charles P. Narren, to allow drainage to continue to the east. 9. Because the drainage is not in a sump condition the culvert under Colony Drive has been designed to carry the entire 50-year storm. 10. Details for headwalls have been shown on utility plans by using Colorado Department of Highway Standards. I am enclosing two (2) sets of revised plans. If there are any questions, please contact me. Sincerely, -6 J Barbara N. Weiss BNW:sc Encls. cc: Court Square Investment
