The City Staff
has
completed its
review of the Fort Collins Club Office Park
PUD, Final and
has
the following
comments:

1. There should be a handicapped parking stall located between buildings B
and C.
2. Compact parking spaces must be labeled employee parking only.
3. All signs must comply with the City's sign code.
4. All landscaping to be installed or letter of credit, bond, escrow account, etc.
for 125% of valuation must be in place prior to issuance of a building
permit.
5. If the building footprints are the same as the envelope please indicate all
dimensions. If the property lines are also the building envelope lines please
clarify on the site plan and show the lot lines more clearly.
6. "No Parking - Fire Lane" signs must be posted on inside turning radius of
interior parking area and curbs painted red. Please indicate in a note on
the site plan.
7.
No
large trees can be planted in the sewer easement.
8.
No
trees or shrubs shall be
planted within 5' of the trail.
9.
The
setback distance should
be 50' instead of 40' at the north entrance.
10.
The
ramps at the corner of
prospect and Welch will have to be constructed.

11. The native grass mix needs to be amended. I have attache d a letter dated
April 19, 1988 from Bob Wilkinson, Resource Associate, addressing the
native grass area.
12. The "exhibit" in the grading and drainage plan folder was not submitted,
therefore drainage comments are unavailable at this time. Please submit.
13. The building setbacks along Prospect have changed since preliminary
approval. Please address.
14. The parking areas should not encroach into the 15' setback along Welch.
15. Please provide names and addressed for the developer, the land owner and
all lien holders. Complete legal names of corporations and/or partnerships,
including type of partnership and name and title of persons authorized to
sign the development documents.
16. The Project Engineer will receive additional comments red lined on the plat
and utility drawings. 1
17. The landscape plan should reflect the following landscape standards: 1)
Standard deciduous trees shall be minimum 2 inch caliper; 2) Proposed
plant material should be indicated at ten years maturity.
Revisions reflecting these comments are due by noon on Wednesday May 4,
1988, Items that cannot be shown graphically or noted on the plans should be
addressed in writing.
PMT reductions of all plans, color renderings, and 10 full size copies of all
plans are due by Monday, May 16,1988.
All final documents are due by Thursday, May 19, 1988. The final documents
should include the development agreement, signed mylars, and signed landscape
covenants (a. copy is enclosed).
