Dear Mr. Jones:
The purpose of this letter is to document the adequacy of
the proposed dead end fire hydrant to service the above
referenced development. The required fire flow for the site is
1000 gpm with 20 psi residual pressure as per Steve Miller of the
Poudre Valley Fire Authority.
The 262 LF of 6 inch pipe will create a head loss of 13.3 ft
(5.76 psi) between the main and the hydrant at 1000 gpm. Given
the residual pressure in the main of 50 psi minimum under
fireflow conditions (per Webb Jones of the City) the residual
pressure at the hydrant will be approximately 44 psi minimum.
This residual pressure is well within the requirements of the
Fire Authority.

Parking Setback Variance
Dear Mike:
Project No.: 489.4
A variance to the Design Criteria and Standards for Streets,
City of Fort Collins, 1986, is hereby requested. It is requested
that the standard 50 foot parking setback be reduced to 40 feet
for the access onto Prospect Road. The standard setback is
identified in Table 5 for ADT less than 750. The desired 40 foot
setback, shown on the approved preliminary siteplan, will allow
more parking spaces with better access to the proposed medical
offices.
Stacking distance sufficient for 2 cars will be provided by
the proposed setback before the interior stalls will be blocked.
With the light traffic generated by the proposed development (ADT
of 220) this stacking length will be adequate. Consequently,
there will be no health, safety, or welfare problems created by
the proposed variance.
