The Master Plan proposed for Cunningham Corner, in compliance with the
City of Fort Collins' Adopted Policies on Growth Management and
Location of Land Uses, comprises a variety of housing types and a
central, shared recreation amenity, complimented by a convenience
commercial site and an office park. These non-residential uses are
projected to employ some 350 persons.
In contrast to previous plans approved for this site, the commercial
site has been reduced in area by 40% and reduced in intensity of
potential traffic impact by changes in proposed land use. The
resulting increase in residential land area accommodates 356 dwelling
units. The proposed housing types are combined with the existing
neighborhoods to form a logical progression of densities from single
family to town homes to medium density condominiums adjacent to the
employment center at the arterial intersection.
Traffic access and circulation have been amended by creating a more
straight forward street system, with better spacing of intersections
on South Shields, better access to internal land uses, and the
elimination, in response to neighborhood concerns, of the connection
to 'Windmill Drive in Woodwest. The traffic situation is further
improved by the proposed changes in land use which are projected to
generate only about half the average daily trips of the previously
approved plan.
The first phase plan consists of the condominium area on Norsetooth
Road, the central recreation facilities, and the one acre convenience
commercial site. The various uses are connected by landscaped buffers
providing pedestrian access without crossing streets or parking lots.
Units are oriented toward landscaped areas to optomize privacy for
balconies and patios. An upgraded insulation package is projected to
cut energy consumption by 20%, as compared to conventional, minimum
code construction.
Site improvements may begin as early as theis summer. Completion of
Phase One is projected for 1985.

area will- reach Fossil Creek sufficiently ahead of the peak flow
in the creek itself so as to pose no prnb:lt=n downstream. Your request
is hereby granted provided the south irrigation pond is constructed
in such a way as to create an efficient path for the 100-year flaw
routing (i.e. a large enough spillway to admiately handle. the 100-year
flow and a hydraulically ef'fic.ient. desi(m}. Substantial erosion
control mist also be installed at the spillway to insure a long life.

SUBJECT: Southridge Greens PUD
Rick, I'm still having problems with your comments to Berni Cain regarding the
design speeds on Southridge Greens Parkway.
I have applied the Traffic Generator Factors to the proposed densities as shown
on the Phase One Final Plan (copy attached), and come up with 6500 ADT's at the
golf course entrance. Furthermore, there appears to be 5400+ at the intersection
of that street and Greenplace Lane.
If they continue the median, I can be persuaded that the parkway can handle that
traffic, even at the reduced design speed of 30 m.p.h. However, the enclosed plan
calls for these streets to be "local" in this area.
Is it your opinion that these streets are adequate at local standards?

Dear Bernie:
Thank you for your letter of March 11, 1983, requesting an extension
of time for the design of Lemay Avenue from Harmony Road south to your
south property line.
Since you are in the process of forming an improvement district to
accomplish the design and construction, we agree that the extension is
in order.
We will allow for an eight month extension (to November 1, 1983) for the
submittal and final approval of the design of Lemay Avenue from Harmony
Road, south to the south boundary of SouthRidge Green PUD.

Re: Fairway Two Drainage Plan
Dear Phil:
The changes to design necessitated by the amended plat have not
changed the general drainage pattern for Fairway Two. But several
other changes may have an effect on the drainage system. Since Fairway
Two was first approved there has been an alignment change of
SouthRidge Boulevard, the preliminary site plan has been submitted for
the neighboring tract, and "as -built" information is available for
a change in storm sewer alignment.
Because of this amount of new information I have taken advantage
of this set of changes to revise the drainage data tables
submitted with Fairway Two. The revised Drainage Plan is attached.
Our determination is that no change 15 significant enough to
require a change in any of the previously approved design. To
illustrate this point I have included a comparison of flows at all
labeled discharge points.

Because of the extremely close correspondence of discharge value,
