Dear Randy,
Staff has reviewed the Fox Center II PUD, Preliminary and Final, and has the
following comments: '
1. Provide storm drainage report.
2. Provide radii on all parking islands to eliminate sharp points.
3. Dimension loading zones.
4. Dimension typical parking spaces.
5. Indicate all easements on site plan;
- existing water and sewer lines through the parking lot require a
20 foot unobstructed easement
- existing electrical lines and transformer
- existing access and parking easement through parking lots
6. Provide pedestrian connections between parking lots and buildings.
7. What will be the status of the existing mobile homes?
8. Staff is concerned with increased truck traffic utilizing the leased
railroad ROW. Please provide information indicating the extent of the
increase.
9. Indicate all existing curbcuts on adjacent parcels.
10. A variance request to the 50 foot setback of parking from the flowline of
the street is to be submitted for consideration.

11. Staff suggests the following changes, as indicated on the enclosed site
plan, to the curbcut on Prospect.
A revised site plan incorporating the above changes is to be submitted by Friday,
July 8, 1983. A colored rendering and an 82 X 11 inch reduction of the site plan
are to be submitted by Monday, July 18, 1983.
