LAND USE DATA:
A replat involving the reduction of lots from 72 to 60.
COMMENTS:
1. Please submit a letter for the revised drainage plan.
2. If items such as the landscaping, elevations, etc. are not being
changed with this replat, please show a note on the site plan referring the
reader to the appropriate approved plans.
3. As part of your submittal for tomorrow, please be sure to provide an
updated APO list along with planning objectives stating the reason for the
change and how it impacts the adjacent area.

District submit the following comments:
All services shall be abandoned at the main, unless other arrangements are
made with the Districts.

Dear Brian,
The staff has reviewed the application for the 1st Replat of
Southridge Greens, Front Nine and offers the following comments:
1. The Fort Collins - Loveland Water District and the South Fort Collins
Sanitation District commented that all services shall be abandoned at the
main, unless other arrangements are made with the Districts.
2. General note #3 and the typical building envelope create confusion,
because in actuality, three (3) feet must be added to every "typical"
setback dimension shown.
3. Lot 31 has no water services, and lot 33 has 2 water services,
4. There is a question on note #1 "walls not attached to buildings in
easement."
5. Note #5 is not needed.
6. Mt. Bell commented that any relocation of existing facilities will be at
the owner's expense.
7. Light and Flower commented that all existing underground utilities into
the old plat lots will be expensive to modify. Costs will be paid by the
developer and must be coordinated with Light and Power.
8. Groups of services which require excavation of the roadway should have
full patches, instead of a piecemeal approach to patching each line.
9. There is a question as to what services are to be abandoned to lot 1.

Revisions to the plans (3 copies) reflecting these comments should be
submitted no later than Wednesday, November 27th. PMT's and 10 full-sized
copies are due Monday, December 9th. If you have any questions, feel free
