We are hereby requesting a variance in the Street Design Standards in this pro-
posed subdivision,. Following are the Design Criteria (Design Criteria and
Standards for Streets, City of Fort Collins, 1986) and the proposed design
conditions and comments:
DESIGN CRITERIA
Sec. 1.02.03.02 Angle of
Intersection Right angle if
possikle, Maximum deflection
of 10
PROPOSED CONDITION
Hampshire Road is 68' ROW on Curve with
Centerline Radius = 410'.
Intersection at the Centerline of ROW'S is
at an 80 angle. The tangent is 65' long
to the West on Coventry Court or 37' more or
less, behind the edge of Hampshire Road.
This will allow for 2 Holding spaces on the
tangent line.
Coventry Court (54' ROW) curves to the Left
going West with Centerline Radius = 240' for
L = 124' with a central angle of 290 34'.
This curve approaching the tangent and Hamp-
shire allows adequate sight distance for
stopping.
The entrance location was dictated by having to align with Coventry Court to the
East. No other location is feasible along this frontage of the property. A
curve to the South was required at this location to provide a reasonable lot
depth between Coventry Court and Bauder Elementary School. This street plan
provides the most efficient lot layout considering all other factors.

PROPOSED CONDITION
Centerline R = 146' with deflection angle of
26 39'. This radius lies entirely within the
Cul-de-Sac area and will not affect the sight
distances or turning movements around the Cul-
de-Sac on Coventry Court.
Anticipated speed 10 mph or less, is based on
visible dead end Cul-de-Sac and Dead End street
sign at Fairbrooke Court.
Cross swales in Fairbrooke Court will also slow
speed approaching this curve.
Traffic will'be minimal to serve the lots on
this Cul-de-Sac.
DESIGN CRITERIA PROPOSED CONDITION
Section 1.02.03.09e: Curb and The Cul-de-Sac at the North end of Fairbrooke
Gutter: Minimum Curb Return Court has a curb radius of 15.95 feet. This
Radius shall be twenty (20) feet. results from the restricted street and lot lay-
out, and the City's request to hold a standard
36' flowline width on the entrance to the Cul-
de-Sac. This is an adequate return for this
location and will affect only four or five lots.
We believe the access and sight distances are adequate and the conditions proposed
are safe and reasonable for this project.

Engineering laepartment will require the fire hydrant located at 1707
Coventry Court be lowered approximately 12 inches to achieve acceptable
grade.

Re: Street and traffic signs in the Fairbrooke 1st, 2nd and 3rd
Dear Mr. Developer:
My office has been informed by Dick Wartenbe of the City Traffic Department
that the signs installed in the Fairbrooke 1st, 2nd, 3nd Developments are
substandard and do not meet the City's criteria for signs. Dick has talked
with your sign contractor, Rocky Mountain Safety Services, and was not
satisfied with their response. Therefore, as the developer of this
project, it is your responsibility to the City that your sub -contractors
provide acceptable products and work. Please be informed that until such
time as the signs are brought up to the City standard, Certificates of
Occupancy will not be issued for any structure within this development.
If you have any questions regarding specific corrections to the signs in
this development, please contact Dick Wartenbe at 221-6815.

Dear Post Master:
I am writing you regarding the location of one of your neighborhood
mail boxes. I'm referring to the boxes you place in new subdivisions
that have the mail box for several houses at one location. The
location of concern is on Cedarwood Drive just west of Hampshire Road.
The mail box is located adjacent to a pedestrian path that runs
north/south from the back of Bauder Elementary School to Cedarwood.
The present location of the box is a potential safety hazard because
it blocks the view of children coming southbound along the pedestrian
path. Westbound vehicles approaching the pedestrian path cannot see
children hidden behind the box. The age of the children and the slope
of the pedestrian path downward towards the street compounds the
problem. The mail box station is a sight obstruction and needs to be
relocated. Relocating the box to the west 50 feet would address this
potentially dangerous situation.
I am requesting that the mail box be relocated. If you have any
questions or do not concur with our findings please contact me as soon
as possible.
