OWNERSHIP OF THE LAND: Ron and Janice Rockvam 2108 Stonecrest Dr. Fort Collins, Co. 80521 PLANNING OBJECTIVES - To provide for ownership of a building to house the owners business that has operated in Fort Collins continually since 1983 and also provide rental income with additional space until it is needed for the owner's business. To continue to operate within the Fort Collins city limits and use an existing platted parcel. N 1MRFR OF EMP .OYEE Advantage Rental Center has 4 full time employees (incl. the owners) and 3 part time employees. NAME CHANGE: The project was Advantage Rental Center at the conceptual review. DEVELOPMENT SCHEDULE Construction is to start within approximately 2 months of this submittal (Feb. 1998) and completion to be in 6 months. NATURAL AREAS, WETLANDS: There are no natural areas and or wetlands on this site. NEIGHBORHOOD MEETING The three main issues at the meeting were: 1. view from the residences This was addresses by the fact the building is less than 30' high and set to the west from the east property Mine 34'. 2. noise The neighborhood members present didn't like the Fred Schmid building but liked the buffering of noise it provided. 3. traffic thru their neighborhood Since this project is generating minimal traffic, the impact thru the neighborhood will be minimized. y _ South Fort Collins 1 A,J Sanitation District December 23, 1997 Ms. Leanne Harter, Planner City of Fort Collins P.O. Box 580 Fort Collins, CO 80525 RE: #36-97 Advantage Center Dear Ms. Harter, The Fort Collins - Loveland Water District and the South Fort Collins Sanitation District have reviewed the above mentioned project, received December 19, 1997, and submit the following comments: The existing 4-inch water line is to be shown. The line is generally located 10 feet west of the existing sanitary sewer line. A note to pothole the existing water line to verify the location is to be included on the drawings. The detention pond may have to be shifted to the west depending on the location of the existing water line. The District does not allow trees or other landscaping within the District's easement.
