THE DIRECTOR OF COMMUNITY PLANNING
AND ENVIRONMENTAL SERVICES
OF THE CITY OF FORT COLLINS VACATING PORTIONS OF
A UTILITY, ACCESS AND DRAINAGE EASEMENT
ON LOT 3 OF FORT COLLINS RETAIL CENTER
WHEREAS, Section 2.1.5 of the Land Use Code of the City of Fort Collins authorizes the
Director of Community Planning and Environmental Services to vacate certain easements by
resolution or by approval of replats containing notation of such dedication; and
WHEREAS, the Owner has requested that the City vacate a portion of a utility, access
and drainage easement located on Lot 3 of Fort Collins Retail Center, more particularly
described on Exhibit "A".
WHEREAS, the vacation has been reviewed and approved by the pertinent City
Departments, which departments report no objections to the vacation.
NOW, THEREFORE, be it resolved by the Director of Community Planning and
Environmental Services of the City of Fort Collins, that portions of the utility, access and
drainage easement on Lot 3 of Fort Collins Retail Center, located at the southwest corner of
Troutman Parkway and JFK Parkway which easement is more particularly described on Exhibit
"A" attached hereto and incorporated herein by this reference, is hereby vacated.
Passed and adopted at an administrative hearing held by the Director of Current
Planning as the delegee of the Director of Community Planning and Environmental Services of
the City of Fort Collins this _41L_ day of September A.D. 2003.

Easement Vacation No. 1
A parcel of land being a part of Lot 3 of the Fort Collins Retail Center, a Planned Unit
Development, located in the Southwest Quarter (SWl/4) of Section Thirty-six (36), Township
Seven North (T.7N.), Range Sixty-nine West (R.69W.), Sixth Principal Meridian (6`h P.M.), City of
Fort Collins, County of Latimer, State of Colorado, which is a portion of the blanket easement,
within said Lot 3, being vacated and is more particularly described as follows:
BEGINNING at the Southwest corner of said Lot 3, and considering the Westerly line of said Lot
3 as bearing North 12°33'24" West, with all other bearings contained herein relative thereto;
THENCE North 1293'24" West along the West line of said Lot 3 a distance of 48.00 feet;
THENCE North 77c26'36" East along a line being perpendicular to the Westerly line of said Lot 3
a distance of 31.75 feet;
THENCE South 36°39'42" East along a line being perpendicular to the Southerly line of said Lot 3
a distance of 30.85 feet to the Southerly line of said Lot 3;
THENCE South 53'20' 18" West along the Southerly line of Lot 3 a distance of 48.58 feet to the
Southwest corner of said Lot 3 and the POINT OF BEGINNING;
Said parcel of land contains 1,511 square feet, more or less (±), and is subject to any rights of way
or other easements of record or as now existing on said described parcel of land.
