Re: Amendment to Fairbrooke Master Plan (Case #65-82K) and Fairbrooke
Subdivision, Second Filing (Case #65-82J)
Dear Mike:
Staff has reviewed the above -referenced items and has the following com-
ments:
MASTER PLAN
1. Bicycle access should be provided to Bauder School from the southwest.
2. The bicycle trail located on Tract C has been moved to Tract B and made
a part of the Charleston PUD.
3. Tract B (Charleston PUD) is approved for 54 condominium units. The
master plan should reflect this.
4. This area has been re -zoned since the zoning map has been updated.
Zoning on the site is rp and RP.
SUBDIVISION
1. The roadway design should address the issue of varying water levels
indicated in the soils report.
2. The survey doesn't close - additional information needs to be provided
to rectify this.
3. Sight distance problems exist for lots 1, 21, and 32. This needs to be
resolved.
4. A new dedication statement needs to be shown on the plat.
5. The Storm Drainage utility requests additional information regarding
drainage. APlease contact Tom Gathmann for details.

comments. Revisions addressing these comments are due in this office by
noon, April 30, 1986. A PMT of the plat and ten full-size copies of the
plat are due in this office by May 9, 1986 at noon. If you have any ques-
