Dear Marty:
City staff has reviewed the English Ranch PUD, 6th Filing and offer the following
comments:
1. Review of these plans should not be construed as a commitment that
telephone facilities sufficient to serve this project are presently available.
US West will provide telephone service in accordance with the rates and
tariffs on file with the Colorado Public Utilities Commission.
2. The developer is responsible for provision of all trench, street crossings
and ditch crossings for telephone facilities within the project. The
developer will need to pay up front construction costs for facilities within
the development.
3. Any relocation of existing telephone facilities required by these plans will
be paid for by the developer.
4. Lots that back up to County Road 9 must have access to the sidewalk for
snow removal. If they do not, the entity responsible for snow removal
must be identified.
5. An additional fire hydrant capable of 1,000 GPM with 20 psi residual
pressure must be located at the intersection of County Road 9 and
Eastgate Lane.
6. Section 504 of the 1991 edition of the Uniform Building Code as adopted
by the City of Fort Collins requires that exterior walls of one- and two-
family dwellings located closer than three feet from a property line be of
one -hour fire -resistive construction. No openings are allowed in such

exterior walls. A parapet extending 30 inches above the roof surface is
required unless the structure complies with the exceptions to Section
1710. Projections, such as cornices, eave overhangs or exterior
balconies shall not extend over the property line and must comply with
UBC Sections 1711 and 504.
7. There is a potential conflict between the 24" water main along County
Road 9 which is in the area of the trees shown near the intersection of
County Road 9 and Eastgate Lane. Please coordinate with Roger
Buffington of the City's Water and Wastewater Department at 221-6854
8. Please provide separation between all water and sanitary mains,
services, meter pits, fire hydrants, etc. of ten feet for trees and four feet
for shrubs.
9. Please show sidewalk connections between cul-de-sac and arterial street
sidewalks on the site plan.
10. English Ranch Road should be changed to County Road 9. In order to
change the name of this road, an existing ordinance would need to be
repealed and new names added to the acceptable list.

11. The south loop of Carrington Circle should be named Stockbury Driite.
12. A five foot drainage easement should be shown between lots 1-2, 5-6, 11-
12 and 13-14.
13. Please include "6th Filing" in the name of the plat: A Plat of The English
Ranch PUD, 6th Filing."
14. The legal description indicates this is located in Range 69. Please
change to Range 68.
15. The legal description indicates S89034'14"E, the map says S89034'12"E.
Please make the appropriate correction.
16. The plat should show the Point Of Beginning.
17. Please see the attached comments from the Engineering Department.

note the following dates to stay on schedule for the May 22, 1995 Planning and Zoning
Board hearing:
Plan revisions are due on May 3, 1995.
PMT's, colored renderings and 10 prints are due on May 15, 1995.
