City staff has reviewed your submittal documents for the English
Ranch Subdivision, Second Filing - Final, and has the following
comments to offer:
1. All of the control monuments need to be described on the plat.
2. Public Service Company is asking the question "Will the 15" &
18" RCP on the west side of Kingsley Drive be in the utility
easement? If so, the easement needs to be 15' wide rather than
8' wide, as shown.
3. A copy of U.S. West's comments is attached to this letter.
4. City Water/Wastewater comments have been forwarded to Stewart
& Associates on a copy of the utility plans.
5. A fire hydrant should be added at Lot 117.
6. Kingsley Drive should be striped as a collector street (with
bicycle lanes) on the utility plans.
7. A copy of Stormwater Utility comments is attached to this
letter.
8. All landscaping in the public right-of-way shall be maintained
by a Homeowner's Association or adjacent property owners (Re:
back of Lots 127 & 128 on Kingsley Drive).
9. The City is concerned about the location of the overflow
channel from the Sunstone pond. We would like to see this
drainage go north across Tract D to Bison Road.
10. The symbol for solar lots needs a key on the plat. Also, the
number and percentage of solar oriented lots need to be
identified on the final plat. Lots 132 & 145 do meet the
definition of a solar lot.
11. A landscape plan is being requested for this development.
Fence guidelines and setbacks and landscaping along the backs
of Lots 1.27 & 128 should be addressed.
12. The plat should indicate that no access from Kingsley Drive to
Lots 127 & 128 be allowed.
13. Was a variance granted on the preliminary plat to allow double
frontage lots (Section 29-658(b) of City Code).
This completes the review comments at this time. Additional
comments may be forthcoming as the various departments and
reviewing agencies continue to review this request. Please be aware
of the following dates and deadlines to assure your ability to stay
on schedule for the December 17, 1992 Planning and Zoning Board
hearing:
Plan revisions are due November 25, 1992 by 12:00 noon. Please
contact me for the number of folded revisions required for each
document.
PMT's, renderings, and 8 folded copies of final revisions (for the
Planning and Zoning Board packets) are due December 7, 1992.
Final documents (including the signed development agreement,
applicable mylars and utility plans) are due December 10, 1992 by
12:00 noon.
