[12119/05] Need to coordinate the 6 foot sidewalk and grading along the west side of the
building with the grading and driveway proposed on the adjacent lot. Although this driveway
has not been constructed the project has received overall approval, they were not able to file
the plans until money was appropriated for the Prospect Rd/ Timberline Rd intersection
improvements. They have not yet filed these final plans, but are now able to do so when
ever they want to.

will help to distinguish the limits of existing items and what is proposed.

original plan set or a new set of utility plans? If a new set - then need to provide cover
sheet, general notes, construction notes, details sheets etc. If revisions — need to show the
addition and new improvements on the original sheets and bubble all the areas where
changes are made (where the sheet now differs from the original sheet). What has been
submitted so far is more like a new set of plans, but is incomplete if that is the intent (cover
sheet, general notes, construction notes, index to sheets, vicinity map, etc are needed).

Is this property being platted? No plat was received. If not all easements must be dedicated by separate document.
Need utility plans Ibr: Water and sewer services, street cuts, fire hydrants, general notes, access drive, grading and erosion
control, and details.
Site Plan
• Per the traffic study the building square footage is 36,357 with a 20,000 sq ft future expansion. The site plan indicates a
slightly different proposed sq footage and has no reference to a future expansion.
• Provide sidewalk along the detention center site ( to connect this site to the existing bus site and prospect) and provide an
enhanced xings that people can cross the road to the north.
• Need to show the existing; and proposed driveways on the east side of the street. It does not appear that the proposed
driveway lines up with the existing driveway or the proposed one, but falls between the two. This is not acceptable. The
driveway needs to line up with the southern driveway (the existing one).
• Thrce feet of ROW need to be dedicated along this site. And per standards a minimum 8-foot parkway is required.
• A 9-foot utility easement is required behind the row, not the 6-Coot easement shown.
• What is the proposed sidewalk width for the section of sidewalk shown attached by the detention center driveway.
• The offsite work on the detention center site — Is a revision/amendment to the detention center plan needed?
• Off -site easement is needed for the access drive to the south and for the drive aisle on the west of the property.
Landscape Plan
• Provide street trees.

No Utility Plans were received — a final grading, drainage and erosion control plan and detail sheet out of the drainage report
was reviewed.
• Easements are needed fot all detention ponds and off -site grading.
• file pedestrian ramp detail that is provided does not reflect the pedestrian ramp configuration shown on the site plan.
Provide it handicap ramp detail that matches the layout shown on the site plan.
• Modify the driveway detail as shown — specify what the access width is, add too[joints shall be placed at 10 feet on center,
an expansion joint is needed at the back of the walk. row, the asphalt patch is not? feet in width it shall be per the Street
Repair and Reconstruction Standards and Guidelines, show lamps as they are to be built.

Utility Plans need to be submitted - 10 sets for review along with 3 drainage reports and 2 traffic
studies. (A copy of the traffic study has been received so they are not needed)
The plan set should include:
Cover sheet with general notes
Copy of the existing plat
Overall utility plan
Grading, drainage and erosion control plan
Detail sheets.
The following details should be provided (including those required by other departments): Curb,
gutter and sidewalk detail D-11, handicap ramp detail (for the sidewalk ramps as I have drawn
them this detail needs to be created), entrance drive detail (this needs to be created, or our street
detail modified as we do not have a standard detail for the driveway cut shown - reminder
concrete to the property line is to be provided and 15 foot maximum radius allowed), and a
sidewalk culvert detail.

Site Plan -
• Provide a 5 foot walk along Midpoint. Back of sidewalk at the property line. The
Engineering/Transportation department has reviewed the request from the County to not
provide the sidewalk along Midpoint due to safety concerns. The Engineering/
Transportation department still wants to see the sidewalk put in place along the frontage
of the property in the ROW. This is a desired pedestrian connection. This is a
commercial industrial park with pedestrian destinations at the corner of Timberline and
Prospect. There is also the existing bus stop that is located on Midpoint on the Detention
Center side of the road near the western access drive. This bus stop will serve for
transportation for the commercial/industrial properties and the detention center. It is felt
that if safety is that much of a concern that a fence along the property line as mentioned
would be a good idea. In order to provide the pedestrian needs that will occur in this
center it is felt that the sidewalk will need to be placed along the frontage of this property
by the applicant now or in the future by the City or and adjacent developer as would be
required by the Land Use Code.
• The new access drive - the access drive should be aligned with the existing drive across
the street to provide better and safer traffic circulation and movements in the area.
• The new access drive should also have concrete to the property line and 15 foot
maximum radius.
• A concrete pad should be provided for the existing bus stop. Verification of the location
of this stop should be made prior to placing of the pad. Dimensions and location of the
stop should be in accordance with the Transit Guidelines and Standards.
• Missing some symbols in the legend.

• Utility Plans need to be 24 X 36. Will not sign the larger size set as they do not fit into
out vault for filling.
• Provide area fro City Signatures on all sheets.
• Provide a revision block on each sheet.
• Provide a 5 foot sidewalk along the frontage of the property. Back of sidewalk along the
property line.
• Provide a pad for the bus stop in accordance with the Transit Design Standards and
Guidelines.
• The entrance drive: Provide 15 foot radii for the entrance drive. It needs to be 15 foot
unless a variance is requested and granted. It also needs to have concrete to the property
line.

• Provide City standard details for the following: 1) vertical curb and gutter to be used in
row detail D-1 1. 2) Driveway entrance detail for new driveway - street intersection detail
d-16 can be used as a starting point but will need to be modified. The name needs to be
changed as it is not a street. Show concrete to property line, indicate radius dimension
and drive width, modify the sidewalk to reflect what is to be built, modify section AA to
reflect concrete to the property line, provide detail no 4 and any other necessary changes.
3) Current city ramp standards for the sidewalk ramp within the ROW

Sidewalk along the site should be as previously proposed by the county and upheld by the county
comishiners meeting on 3/23/98
