CommerCentre P.U.D.
STATEMENT OF PLANNING OBJECTIVES
CommerCentre is located on five acres at the southeast corner of
Worthington Avenue and Centre Avenue within The Centre for
Advanced Technology. Immediately to the east of CommerCentre is
the 2301 Research Boulevard Building commonly referred to as the
Nielson Building. Vacant land adjoins on all other sides, with
parcels immediately to the north and southeast currently going
through the planning process.
CommerCentre is planned as a three -building complex to be
compatible with the intention and land use for The Centre for
Advanced Technology. The development will be a flex space
office, research, and manufacturing facility totaling 77,168
square feet. Phase 1 will be a 21,000 square foot single story
building. Phase 2 will be a 36,080 square foot two story
building. Phase 3 is a 20,088 square foot single story building.
All buildings will conform to the covenants of The Centre for
Advanced Technology and be architecturally attractive and well
landscaped. The interior of the site will be delineated by
vehicular auto parking and circulation around the perimeter and
truck service areas in the center providing safe access to the
three buildings for safe personal activity.
Each phase will be self-contained to accommodate parking
requirements and truck vehicular traffic circulation within the
entire plan of CommerCentre. This development will be built with
coordinated materials and present a well -landscaped appearance to
adjacent parcels and rights -of -way as was Cimarron Plaza,
Arrowstone's first Ft. Collins project. The materials will be
primarily masonry and glass as shown on the enclosed rendering.
It is estimated that the tenants of CommerCentre will employ 180
full-time and 30 part-time employees.
The planning objective of CommerCentre can be summarized as
follows: We wish to create and enhance the perceived image that
The Centre for Advanced Technology is the major research and
technology park for Northern Colorado and Ft. Collins in
particular.

DEVELOPMENT PHASING SCHEDULE
CommerCentre will be developed within a four (4) year time frame
to total 77,000 square feet.
Phase 1, a 21,000 square foot building, will begin construction
in June with occupancy in the late fall. Phase 2, a 36,080
square foot office and research facility, will begin in 1989.
The Phase 3 building of 20,088 square feet will begin either
simultaneously with the Phase 2 building or in 1990 with
completion in 1991.
