[3/26/08] 1 don't believe an access easement deed of dedication document was prepared or
that "access" was added as an additional use to the 15' utility easement, based upon the
documents I received.
[12/13/07] With the new 6' sidewalk shown outside of right-of-way onto private property,
Please provide an access easement to ensure the sidewalk is within access easement
where not within right-of-way. As an option, the proposed 15' utility easement can just
access easement as an additional use.

[3/26/081 Assuming I'm using the correct and latest documents, a closure check was done
on the three deeds and they were fine, with the exception of the drainage easement -- the
legal description used a caret symbol instead of a degrees symbol. The deed of dedication
documents themselves all state that each deed is for "utiltiies and drainage facilities".
Please ensure that separate documents dedicating easements for "drainage", "emergency
access" and "utility and access" are provided. (Also note that Exhibit "A" for the utility
easement along Drake Road should be specified as "utility and access" easement.
Please ensure that a $750 transportation development review fee is paid for the processing
of the three easements.
[12/131071 The utility(/access?) easement and the emergency access easement requires
$250 TDR Fee each for the processing of the easement dedications. In addition, recording
fees made out to Larimer County Clerk and Recorder will be required — this amount will be
determined upon finalization of these documents. I have not done a closure check on these
documents at this time but will do so shortly.

[3/26/08] The construction drawings are titled "Har Shalom Minor Subdivision Lot 1, Parking
Lot and Drive Expansion" while the site plan specifies a title of "Congregation Har Shalom
Driveway and Parking Expansion", please coordinate the same title on both documents.
[12/13107] Please coordinate the title of all the documents (site, landscape, construction) to
be the same. As the legal description of the site is Lot 1 of the Har Shalom Minor
Subdivision, I'd suggest something similar to Har Shalom Minor Subdivision, Lot 1 Modular
Expansion.

[3/26/08] Per email discussion with Peter Barnes and Bud Frick, please ensure that the site
plan does not show the future potential buildings, but the relocation of the existing modular
information can remain.

[3/26/08] In checking with Engineering Inspection, an excavation permit will be required
instead of the more indepth development construction permit. Upon having signed
drawings, the City Engineering Inspector will determine inspection fee amounts as part of
the excavation permit. Upon payment of the amount, construction can then commence.

[3/26/08] Redlined deeds of dedication are being returned along with a comment letter from
Engineering. With these corrected, the documents can then be returned, filled out and
signed by the grantor and the grantor's attorney. These completed deed documents along
with the TDR fee of $750 and a check for recording fees in the amount of $63, made out to
Larimer County Recorder, will allow us to process and record the easements and in turn
sign off on construction plan mylars.
