Dear Bruce:
A
Telephone 303 484-4220
17 March 1975
This is to summarize some of the points covered in our meeting, Thursday,
March 13. We are concerned that West Lake Street be improved through
the strip between Cypress Street and your proposed subdivision. This
improvement would occur along with improvement of Lake Street beyond
its -intersection with Cedarwood Street within your proposed subdivision.
Your off -site improvement of Lake Street would be according to City
specifications, except that the street could be less than full width
(e.g. 25-30') and built without curb and gutter and sidewalks.
You would be required to pay the costs involved in the City's acquiring
street right-of-way beyond your property. We will discuss with the City
Attorney mechanisms by which you could be reimbursed for off -site street
improvements if further development occurs on your neighbor's property.
We will also discuss with him the requirements of the subdivision
ord.Lnance concerning control of "outlot A" along the west side of
Cedarwood Street.
Sincerely,
Paul A. Deibel
Planning Associate

Dear ikon:
Telephone 303 484-4220
This letter_ is to .inform you that the 8-inch PVC sanitary sewer which was
installed by your firm on Cedarwood Drive between Lake Street and Prospect
Road .is not within specification. The sl?eci.f_icaLions under which this pipeline
was installed limit the maximtml ring deflection of the pipeline under load
to 5 of the vertical internal pipe diameter.
The pip(- deflection was checked by the City Sewer_ Department and they indicate
that the deflection is in excess of 5.
This pipeline was accepted for use October_ 23, 1975. However, the contractor
will be held liable for the pipeline under the norTlkzl. one-year guarantee period.
Therelore, it is required that all pipe exceeding 501-) deflection be repaired
or replaced by the Contractor. Please notify our office prior to any recon-
struction.
Thank you for your cooperation.
Sincerely,
Donald M. Parsons
City Engineer.

RE: Plinatta Agroement for Clearviewa Drainage
At the October 28, 1976, Storm Drainage Board meeti.ncr, the Hoard re-
commended. that the City staff pursue a sinctle detention pond in the
upper region of the "Clear -view" drainage b--_si.n. Tlie purpose of t1lis
pond would be to alleviate existing drainage problems on the Clear -view
ditch and provide detention for future developrrr_nt in an area bounded
by Overland Trail, Deerfield Street, Elizabeth Street, and Prospect
Street. They further recommended that the outlet from the pond be designed
to discharge at a rate of 10 cubic -feet per second.
Bruce Miller is presently developing the Cedar,:ood Si,)division which is
located within the drainage basin of the proposed pond. however, the
Eng.inccrir.q Services Division is not ready to Trove ahead on the pond.
We tnerefcre, desire an agreement with Evelyn Minatta, who is the owner
of the property where the pond will be located, to discharge the storm -
water runoff from the Cedarwood Subdivision on her property. I have
discussed the proposal with her and she is agreeahle to granting us access
for grading and maintenance.
It is requested that such an agreement be drawn and submitted to this
department to forward to Mrs. . Minatta .
The legal description of the _land Mrs. 111inatta u%,ns ,-here the pond is to
be located is the NE 1/4 of the S,,! 1/4 of Section 16, T 7 N, R 69 of
the 6tn P.M.
