WRITTEN SUBMITTAL REQUIREMENTS FOR AUTOAVENUE MALL
On behalf of Steve Smith and Ken Ryan, Strexon Development, and Autoavenue
Associates, we are submitting the Autoavenue Mall P.U.D. for preliminary
review by the Fort Collins Planning and Zoning Board.
The present zoning is HB and we believe the U-Haul P.U.D. approved in 1985
has expired.
PLANNING OBJECTIVES/GENERAL
The Autoavenue Center is one of the newest types of development springing up
in cities all over the United States. With the demise of the corner service
station, these multi -use auto -related malls are an alternative to driving
across town to an industrial area to have your car serviced.
Therefore, it is our objective to create a clean, convenient and attractive
auto service center which will vastly improve the existing conditions on
this visible and vacant property. There will be an architecturally coherent
theme throughout, this project both for the building and landscaping.
Finally, it is our desire to have a useful and beautiful development to con-
tinue the tradition of quality development that typifies Fort Collins.
Item 4a
Policy 3a: The property has existing development on the north and west
sides with College to the east and a P.U.D. concurrently planned with ours
to the south. This virtually makes the property an infill within the
City limits.
Policy 21: Primary access for the project is Kensington Drive. There is
a right -in ramp shown off of College. Our data indicates that this actually
improves access to and around our site and improves circulation between
Kensington and College. A corner to the east will probably be controlled
by a traffic light when completed.

Policy 22: Presently the existing development contiguous to our site
includes a completed mini storage project to the west, Target to the north,
College to the east and a concurrently planned P.U.D. to the south. With
the recently completed Kensington Drive, the services infrastructure is
complete.

Ownership of the project will be Autoavenue Associates. The convenience/gas
area could be sold to an individual owner.
Item 4c
We estimate that: there would be between 20-25 employees with a fully leased
project.

The assumptions are that we expect to obtain (with the help of other parties
involved) the additional fourth lane on College and that there will be a
traffic light al: College and Kensington in the future.

It is our intention to begin construction as soon as possible. There is a
potential for two phases, one for the main building and one for the gas/
convenience shop.
