Prospect APPLICANT: Larry Bockman, 2408 'West Prospect Road, Fort Collins, Co. 80526 LAND USE DATA: Subdivide one 2-acre lot into two single family lots, located at 2408 West Prospect Road. COMMENTS: 1. A fire hydrant is needed at the end of the existing water line (rather than a blow -off valve). 2. A 10' easement should be dedicated to the Bockmans and future owners of the property to provide access for the existing sewer service line. 3. Minimum lot size is 6,000 square feet. Minimum front yard setback is 20' from property line. 4. The remainder of the cul-de-sac must be constructed. Dave Stringer of Engineering can outline what is needed in the way of surfacing the cul-de-sac prior to release of a building permit for construction of the structure. 5. Electrical power will be undergrounded by the applicant from the house to the power source. 6: Right-of-way for the adjacent street must be dedicated to the public on the subdivision plat and the street must be built to City standards. 7. A drainage report will be required. Drainage is typically detained on -site. 8. A soils report will be required. The report prepared for the construction of Evergreen Court may be able to be modified for use on this site. 9. The applicant should meet with Building Inspection staff regarding plans for construction of a steel frame structure to look at code requirements and their affect on plans. 10.
