It would also appear that given the location of the site and that it has no public exposure, the existing landscaping would be adequate and the use of a pre- engineered metal building with neutral color shades would be appropriate. 3. Boxelder contacted Doug Martine in October 2000. He waived the requirement to connect to the City of Fort Collins Light and Power. Currently Boxelder is served by Xcel Energy. This is not a new development but a single building only. 4. See 3 above. 5. The building will comply with the new requirements regarding development in the Poudre River flood plain. See attached Hazardous Material Impact Analysis. 6. Flood plain use permit will be applied for. 7. If the boundaries are not within the drawing area, a note can be included that states the entire site is within the Poudre River 100-year floodplain. (repeat comment) 2. The HVAC elevation on the plans is different than the one on the floodplain use permit and in the drainage report. Please review and revise as necessary. 3. The propane tank is considered a structure by Chapter 10 of City Code. Therefore, the propane tank must be firmly anchored to resist floatation and movement and must also be elevated 2 feet above the flood elevation. Please show on the plans, the method of anchoring the tank and the elevation to which it will be elevated. 4. On the plans and in the drainage report please include the flood elevation and elevation of the propane tank. 5. Please describe in the drainage report how the propane tank will be anchored. 6. Please submit a floodplain use permit and $25 permit fee for the propane tank 7. Please mark the site location on the FEMA map in the drainage report (repeat comment — on checklist). 8. Please make a note in the drainage report when talking about proposed use that this structure is not considered to be a critical facility. Discuss the propane tank and that it is for site use only and not being used as a distribution facility.
