Gentlemen:
This proposed development consists of a Children's World Day Care Facility.
The center is 4950 square feet and can acccmodate 98 children with a staff of
six full time enj>loyees.
Upon city approval Anderson Investments will close on its purchase of the ground
from Wheeler Realty. Development and construction will start in November or
December this year, with a Children's World opening in the spring of 1985.
Tha land purchase and construction financing is already in place for this
project. The project is well designed and in tune with surrounding developments.
Anderson Investments has developed eight Children's World projects in the
Denver metro area. The buildings are constructed by our own general contractor
Anderson Investments Construction Division and Children's World is by far the
best quality teaching and learning Day Care facility. We believe the project
to be an asset to the city of Fort Collins.

Dear Mr. Rosen:
This letter is to inform you that the requirements as set forth in
the Development Agreements as mentioned in your correspondence of
June 1, 1994 have been met. Therefore, Children's World does not
have any further obligation as it relates to the Development
Agreements for Children's World at Drake Crossing PUD and Outlet A
of Hampshire Square PUD.
