Country Club Fifth Filing
The proposed Poudre Health Services District building is a 10,000 square foot facility to be
located at 126 Bristlecone Drive. The facility is intended to be located on the southerly 158 feet of
Lot 2, Country Club Fourth Filing to be replatted as Country Club Fifth Filing. No use is proposed
for the remaining north lot.
The Poudre Health Services District currently has two existing medical office buildings
along Bristlecone Drive immediately west of this site. The District intends to expand these offices
to create a centralized "campus" to provide various medical services for the Larimer County
population.
This building will be an extension of the existing District facilities in type of structure,
landscaping and architectural treatments. The site will meet all Land Use and Development
Standards.
The site is currently zoned NC and this facility is a permitted use within the NC Zoning
District. A division of Lot 2, Country Club Fourth Filing is proposed as part of the project and all
proposed improvements will meet the planning requirements approved as part of the existing
Country Club Fourth Filing. Two lots will be created; this facility will be located on the southerly
1.127 acre parcel.
The general concept of this site layout is to mirror the adjacent site which historically has
functioned well for the District.. This involves extending the general landscape theme,
transportation corridors and utility connections. Open Space is provided at the southeast corner of
the site and will also provide drainage control and water quality amenities. A 5' landscaped buffer
is provided along the north boundary line. A xeriscape landscaping theme is proposed adjacent to
the building similar to existing landscaping along Bristlecone Drive.
The existing parcel has been developed as a commercial site and has been reseeded with
low maintenance native vegetation. Adjacent parcels east and west include office buildings in a
NC Zone. There are no wetlands, natural areas or environmentally sensitive areas on or adjacent
to this site.
The entire project will be owned and maintained by the Poudre Health Services District.
The two existing facilities adjacent to this site provide an insight into the type of care that is
afforded District property in the area. There are no publicly owned improvements being
constructed as part of this project.
The proposed building will have 10 to 15 employees and will provide medical office
facilities with 39 standard parking spaces and 2 handicapped spaces.
The applicant has provided a use compliant with existing zoning and consistent with
adjacent uses. As the ultimate end user of the proposed improvements, the applicant has relied
heavily on the experiences learned from its existing facilities.
