Dear Planning and Zoning Board Members:
The Everitt Companies are proposing to develop a 5.55 acre parcel within The Center for
Advanced Technology, more precisely located south of the Centre Tech and North of
Norlarco Credit Union. This site referred to as Parcel `U', is located southwest of
Research Boulevard and north of Drake Road. The Primary access will be from two
existing curb cuts on Research Boulevard.
Zoned as "C" (Commercial) this site will host 3 office/warehouse type buildings. This
project will be developed in phases, each phase will include its appropriate share of
recreational, open space and other site and building amenities as required.
The first phase of construction would entail a one-story 18,000 square foot structure. This
warehouse/office building is located on the northwest corner of the site. Parking spaces
and a detention pond will be included in Phase I construction. Vehicular access,
pedestrian walkways, and planting beds have been incorporated into this construction
phase.
Phase II of Parcel `U' construction consists of erecting the second building located in the
southwest corner of the site. This one story structure would be approximately 18,612
square feet with loading dock access from the rear of the building. Additional pedestrian
walkways, parking, and another detention pond will be developed in this phase. A
pedestrian bridge crossing the New Mercer ditch will provide a direct connection from
this development to market center.
With the third and final phase, a 16,344 square foot office/commercial building will be
constructed parallel to Research Boulevard completing the project.
At completion, there will be a total of 144 parking spaces. The three, one story buildings
will be constructed with materials being predominately masonry. Planting beds that are
used to enhance the architecture and provide shade along with seasonal colors will
surround these buildings.
The project scores 66 points on the Business Service Use Point chart, gaining points as
follows:
a. Location of project is outside of the South College Avenue Corridor;
b. Being part of a community center (Centre for Advanced Technology);
C. Provides direct vehicular and pedestrian access between on -site parking areas and
adjacent existing parking areas;
d. Is contiguous to existing development.
The policies that focus on compact urban development, pedestrian and bike linkages,
utilization of alternative transportation modes, and community visual character are
particularly evident in the proposed plan.
