Dear Mr. Blake:
The Staff has reviewed your request for a Minor Plat of Brown Farm Sixth Filing,
Block 4, Tract B and Lot 9, and offers the following comments:
1. A development agreement will be required. This agreement must be executed
by the applicant and the City prior to the administrative hearing on the
subdivision request.
2. The builder/developer will be required to pay $300.32 per unit for
improvements to Drake Road. This fee will be due with each building permit.
This obligation will be spelled out in the development agreement. This fee is
in addition to the normal development fees also due at the time of building
permit issuance.
3. If a sidewalk is not existing on Yorkshire Street, it should be constructed to a
four foot width and detached from the curb.
4. There is an existing, buried telephone cable along Yorkshire Street and a
portion of Clydesdale Drive. Any relocation of the existing cable will be at
the developer's expense.
5. Normal development charges will be due to the City Light and Power
Department. In addition, any modifications to existing electrical facilities will
be at the developer's expense.
6. Water and sewer mains are existing in both Yorkshire and Clydesdale. These
mains should be tapped to provide services to the proposed lots.
7. A utility plan will be required. Please coordinate with Mike Herzig or Rick
Richter as to the contents of the utility plan.
8. The Planning Department will schedule an administrative hearing after the
review and revision of the utility plan. It must again be emphasized that the
hearing will not occur without an executed development agreement and signed
mylars for the plat and utility plan.
