Engineering and Traffic Engineering Department Comments

• No Utility Plans nor Drainage Reports have been submitted to date. No
development activity or issuance of building permits can take place on the site
until the utility plans and drainage report have received final City approval and a
development agreement has been executed. 10 sets of utility plans and 3
drainage reports must be submitted to the Development Review office to route in
order to begin the utility plan review process.
• The proposed access on Boardwalk Drive is not very desirable due to its
proximity to both Mason Street and the existing access into REI and Olive
Garden. The City Traffic Engineer has agreed to allow the access if it is shifted
to be centered between Mason Street and the REI/Olive Garden access and if
the internal access is reconfigured to eliminate the confusing and conflicting turn
movements currently designed at the southeast corner of the proposed office
building. Shifting the Boardwalk access to the east will also necessitate a
redesign of the internal circulation. Be aware that the proposed driveway onto
Boardwalk Drive may be blocked at times by left turn vehicle stacking.
• The Utility Plan submittal will be required to include a striping plan for Boardwalk
Drive. The Developer shall be obligated to pay for the removal of the existing
striping and the cost of re -striping Boardwalk Drive to create a 2- way center left
turn lane to accommodate the new access.
• The Utility Plan submittal needs to include a letter for the Colorado Department
of Transportation to show that the traffic volumes projected with the proposed
uses fit within the limits that were established when the Boardwalk Crossing plat
was approved. This was a condition of approval of the plat and the final
configuration and location of the access to South College Avenue.
• More comments will be made when a full Final Utility Plan submittal is received
