Dear Eldon:
Staff has reviewed the request for Final P.U.D. for Arapahoe
Townhomes and offers the following comments:
1. The General Notes on the Utility Plans contain errors and
omissions. Please correct.
2. Harmony Road design needs to be completed. This includes
flowline profiles, centerline profiles, and cross -sections
every 50 feet. Grading to proper grades for future paving
should be done now. Sidewalk, curb, and gutter for future
Harmony should be constructed with this P.U.D.
3. The pedestrian connection to Hilburn Drive may need some
modification that should be discussed with the Development
Review Division.
4. Details regarding the geometries of sidewalks and parking lot
layout are needed.
5. Other comments have been forwarded to the consulting engineer.
6. The following comments apply to the Plat:
A. The "lot" must be called out ("Lot One") even though it
is only one lot.
B. The outer boundary monuments must be described.
C. The! 40 feet and 24 feet access, drainage, and utility
easements are confusing as to where the 40 foot and 24
foot are measured. Can the plat add some arrows or
distances to make it more self-explanatory?
D. The! original will need to have dense lines in order to
make good quality reproducible copies.

17. Prior to the Final P & Z, a meeting should take place between
the developer, consultant and the Regency Park property owners
to discuss revised plans.
18. The Director of Engineering has determined that the unused
portion of Hilburn Drive should be vacated back to the
adjacent two property owners. This will require the removal
of asphalt, grading and re -seeding for erosion control, and
abandonment of utilities as per the affected utility
providers. A north -south sidewalk, curb, and gutter must be
constructed to close off the old right-of-way and connect both
sides of Hilburn Court. This may involve modification of
existing,improvements in order to make a safe transition.
Please contact the Engineering Department for complete
details.
This concludes Staff comments at this time. In order to stay on
schedule for the March 28, 1994 Planning and Zoning Board meeting,
please note the following deadlines:
Plan revisions are due March 9, 1994.
P.M.T.'s,, 10 prints, renderings are due March 21, 1994.
