IN 1986.
THE NEW PIZZA HUT RESTAURANT WILL BE LOCATED IN THE NORTHEAST
CORNER OF MASON ST. AND COLLEGE AVENUE. THIS LOCATION IS
SHOWN AS PAD SITE # 1 ON THE FINAL PLANS. THE NATIONALLY
KNOWN FRANCHISE IS WELL RESPECTED AND OFFERS EXTREMELY HIGH
QUALITY, HIGHLY CONSISTENT PREPARED, FAVORITE DINING MENUS TC
THE PUBLIC.
VEHICULAR ACCESS TO PIZZA HUT WILL BE THROUGH THE 30'
APPROACH OFF OF SOUTH MASON STREET INTO THE PRIVATE DRIVE TO
THE SHOPPING CENTER. CUSTOMER PARKING WILL BE PROVIDED TO
THE WEST OF THE EXISTING SHOPS. THERE WILL BE A CUSTOMER
PICK-UP WINDOW TO THE NORTH OF THE BUILDING WITH A NUMBER
BOARD LOCATED AT THE SOUTHEAST CORNER OF THE PAD SITE. AS
THE CARRY OUT CUSTOMER DRIVES PAST THE MAIN ENTRY THEY WILL
INSTANTLY KNOW IF' THEIR PIZZA IS READY TO BE PICKED UP AND
WILL PROCEED TO THE WINDOW. IF THEIR ORDER FOR SOME REASON
IS NOT READY, THEY CAN PARK IN THE LOT AND EITHER WAIT FOR
THEIR NUMBER TO LIGHT UP OR WALK TO THE CARRY OUT FOYER
INSIDE THE BUILDING AND WAIT. THERE WILL BE NO CARS IDLING
AT A DRIVE UP WINDOW AS IS THE CASE IN MOST FAST FOOD
RESTAURANTS.
TJE THREE PARKING SPACES PROVIDED TO THE WEST OF THE PIZZA
HUT ARE RESERVED FOR DELIVER DRIVERS. CUSTOMER PARKING IS TO
BE PROVIDED WITHIN THE EXISTING SHOPPING CENTER SHARED
PARKING SCHEME AS SHOWN IN THE PARKING BREAKDOWN BELOW.
VEHICULAR CIRCULATION AROUND THE BUILDING IS A
COUNTERCLOCKWISE ONE WAY SITUATION WITH A WIDTH OF PAVING TO
PROVIDE AN ESCAPE LANE IN THE EVENT SOMEONE IS AT THE DRIVE
UP WINDOW. NO PARKING WAS PROVIDED ON THE NORTH SIDE OF THE
SITE BECAUSE OF THE STEEP EXISTING SLOPE DOWN TO THE
SIDEWALK WHICH WOULD ENTAIL TALL BLANK RETAINING WALLS TO
MOVE THE BUILDING TO THE NORTH.
THERE IS AN APPROVED PEDESTRIAN WALKWAY SYSTEM ALREADY
INSTALLED FROM MASON STREET TO THE SHOPS TO THE EAST OF
WAL-MART WHICH PARALLELS THE WEST PROPERTY LINE OF PIZZA HUTS
PROPERTY.
THE PIZZA HUT BUILDING WILL BE 21' HIGH. THE ROOF WILL BE A
STANDING SEAM METAL BROWN ROOF TO MATCH THE EXISTING SHOPPING
CENTER BUILDINGS. THE WALLS WILL BE SPLIT FACE CONCRETE
BLOCK PAINTED AND WILL MATCH THE MATERIALS OF THE EXISTING
SHOPPING CENTER. THE ADDITION OF REDWOOD AND CEDAR SIDING
WILL HELP TO NATURALIZE THE BUILDING ALONG WITH THE EXTENSIVE
LANDSCAPING WHICH ACCOMPANIES THE DRAWINGS.
THERE WILL BE ROOF LETTERS SURFACE LIGHTED ALONG WITH A
MONUMENT ILLUMINATED SIGN ADJACENT TO COLLEGE AVE. THE
MONUMENT MATERIAL WILL BE COORDINATED WITH THE BUILDING
MATERIALS.
THE BUILDING IS SET BACK 40' FROM COLLEGE AVE. AND THE GREEN
SPACES ARE GENEROUSLY LANDSCAPED WITH SHADE TREES,
ORNAMENTALS AND BUSHES. THE GREEN SPACE WILL BE EQUIPPED
WITH A LAWN SPRINKLER SYSTEM.
THE LOCATION, SETBACKS, LANDSCAPING, AND OTHER
CHARACTERISTICS OF THE PIZZA HUT ARE THE SAME AS THE APPROVED
P.U.D. EXCEPT THAT ITS FOOT PRINT SHAPE IS A DIFFERENT SHAPE
AND THE SIZE OF THE BUILDING PAD IS 210 SQ. FT. LARGER.

Re: Pizza Hut at Arbor Plaza PUD
Dear Mike:
The Fort Collins -Loveland Water District and the South Fort Collins
Sanitation District have reviewed the above -mentioned project and
submit the following comments.
1. All sanitary sewer lines shall be completed in accordance with
the most recent South Fort Collins Sanitation District
specifications and is subject to inspection approval by the
District.
2. All water lines shall be completed in accordance with the most
recent Fort Collins -Loveland Water District specifications and
is subject to inspection approval by the District.
3. Proposed 1-inch water service line is unacceptable as shown.
The water service line to the building is to be brought in
from the 8-inch water line located in S. Mason Street.
4. On sheet 5 of 5 delete typical meter pit installation. The
Fort Collins -Loveland Water District requires the installation
of an interior meter setting.

Dear Dave:
I am pleased to inform you that your request for an Administrative Change to
"Remove existing wood mulch and replace with 1-1 j2" washed river rock due to
high winds. making the wood mulch unacceptable as a ground cover' in
portions of the Arbor Plaza PUD has been approved with the following
recommendation:
"In addition to the Applicant's request, it is recommended that an existing
planting bed at the east edge of the large parking lot & adjacent to Mason
Street be eliminated and the area sodded. There are 6 Broadmoor Junipers in
this bed that should be relocated to the large north -south interior island
underneath the 4 Chokecherry. This parking lot is due cast of the Arbor 4
Cinema Theatres."
It is felt that it would be in the best interest of the entire Arbor Plaza PUD
to encourage all the businesses in the center to participate in a perpetual,
unified landscape plan and maintenance program. The project landscape
contractor has the opportunity to play a significant role in realizing that end.

Dear Mr. Winter:
The intent of this letter is to inform you that the Public Improvements required
by the City as a part of the Arbor Plaza Development have been completed.
Therefore, Pizza Hut Incorporated is not responsible for the installation of
improvements as outlined in the Development Agreement for Arbor Plaza; however,
this doesn't include those improvement which maybe required and shown on the City
approved utility drawings associated with the Pizza Hut construction.

RE: Revisions to Pizza Hut at Arbor Plaza P.U.D.
Dear Mr. Basil:
The site plan for the Pizza Hut Addition at Arbor Plaza has been revised since last Spring. The revision
consists of keeping the landscape island located Southeast of the existing building. This revision will not
create any drainage impact on this site. Our calculation shows that the overall amount of runoff will be
reduced.
For your records, we have attached three (3) copies of the revised "Addendum to the Final Drainage
Report for Pizza Hut at Arbor Plaza P.U.D." We revised the report to reflect this slight change.
We are requesting that you accept this letter with the revised report for final approval. If you have any
questions, please contact us at your convenience.

This is regarding the storm drainage for Arbor Plaza P.U.D., Second Filing,
Fort Collins, Colorado. The proposed development is for a drive -up restau-
rant at the Southwest corner of College Avenue and South Mason Street.
The site was the EXCEPTION on the original plat of Arbor Plaza.
It is my understanding that this site was included in the original Arbor
Plaza Drainage Report. Nearly all the storm water runoff from the site
sheet flows Southerly to the existing area inlet South of the site. A
small part of the site, which is landscaping, drains North to South Mason
Street and East to College Avenue.
The design of the drainage improvements was done by Drexel, Barrell and
Co. The grading for the drive -up restaurant site is shown on our Sheet
1 of 2.
