I. Development Summary
Construction Update
Phase I of the project is substantially complete with the exception of Block 1F (Bad Daddy’s). South mall
expansion is complete. We are evaluating the impact of The Sports Authority bankruptcy on the opening
date of the of the south mall expansion.
The parking garage is completed and a TCO has been issued.
Ownership of the FAC has transferred to the City and the FAC is currently open to the Public.
Cinemark, Ross, Nordstrom Rack, Bath and Body, Victoria Secret, Bar Louie, Vans, Finish Line, Gymboree,
Zales, Rocky mountain Chocolate, Verizon, Smashburger, Grimaldis, Longhorn, Matador, CB & Potts, The
Melt, Zoe’s Kitchen, Snappy Nails and H&M have all opened. Torches Taco, Ulta, Sketchers, Sprint, Auntie
Anne’s, Smokin’ Fins and Bad Daddy’s Burgers are scheduled to open later this year.
The Larimer County Irrigation Canal No. 2 has been relocated and water is flowing. The landscaping is
complete. CDOT and the City have conceptually approved the final design for the Pedestrian Crossing
which has been submitted to both for final approval. Construction is anticipated to commence July 2016
and complete November 2016.
Demolition and Deconstruction
All deconstruction is complete, Christy’s Sports was just removed and pad prep has begun for 14A.
Waste Diversion Program
From January 2014 through March 2016, 72,721 tons of demolition waste has been diverted from the
landfill. The overall waste diversion rate for the project in March was 72%.
According to a 2012 EPA study, Americans generated approximately 4.38 pounds of trash per person per
day. Therefore, the amount of demo waste diverted to date is equivalent to what 33,205,937 people
would throw away on a daily basis.

Costs
The Total Cost to Date for the project is $246,752,615.68. Draw 22 in the amount of $181,544 was
submitted 7/1/2016. Pending the approval of Draw 22, the Total Metro District Reimbursed Cost to Date
will total $50,871,508 (See Exhibit 5, included herein).

Observations
A representative from Institute for the Built Environment
visited the site once and walked with Beck’s Project
Engineer in June 2016. Below are observations noted
during this site walk.
• Since the last site visit on 03/16/16 the Christy Sports
(C) building demolition was completed in May and June
2016.
• The mall interior South Entrance is complete.
• The exterior sitework and landscaping on the site is
well underway including laying of sod, planting, and
completing the remaining sidewalk, curb, and gutter.
• Sitework for the residential development on the
Foothills Mall site has begun and construction on the
stormwater retention pond is complete.
• Work has begun on the pedestrian walkway under
College Avenue.
• Only one dumpster remains on the site for waste
diversion.
• The only remaining demolition on the site is sidewalk,
curb and gutter, and resurfacing or potential
demolition of the last remaining Macy's parking lot.
This is scheduled for July 2016.
• All of the building demolition is complete, therefore
there are not opportunities for innovative diversion
strategies at present.
