The Future of Commercial Corridors and Centers: Land Use Code Updates, 1 st
Reading of Proposed Land Use Code Changes Follow-Up Information
The purpose of this memo is to clarify code changes to the Community Commercial (CC) Zone
District and clarify the definition of “boat sales”.
During First Reading of the Land Use Code Commercial Corridors and Centers on October
21st, 2025, Councilmembers requested the following updates between First and Second
Reading:
Map depicting areas with Community Commercial (CC) zoning:
o This map was requested in association with the consideration to allow a 5-story
height limit in the CC zone. Land Use Code updates presented to
Councilmembers included a recommendation to increase the height limit of
General Commercial (CG) zone district to 5 stories.
o The attached map depicts the areas of CC within the Transit Oriented
Development Overlay. There are additional areas zoned CC within Fort Collins
City Limits; however, these areas are contained within a Planned Unit
Development (PUD) or are the zoning designation of various stretches of I-25

and I-25 interchanges. These areas only include the highway right-of-way and do
not include any developable land area.
Councilmembers also requested that staff provide clarification on the definition of boat
sales. A definition is being prepared and will be included in materials prior to Second
Reading.
