During First Reading of the Land Use Code Commercial Corridors and Centers on October 21st, 2025, Councilmembers requested the following updates between First and Second Reading: Map depicting areas with Community Commercial (CC) zoning: o This map was requested in association with the consideration to allow a 5-story height limit in the CC zone. Land Use Code updates presented to Councilmembers included a recommendation to increase the height limit of General Commercial (CG) zone district to 5 stories. o The attached map depicts the areas of CC within the Transit Oriented Development Overlay. There are additional areas zoned CC within Fort Collins City Limits; however, these areas are contained within a Planned Unit Development (PUD) or are the zoning designation of various stretches of I-25 Docusign Envelope ID: E01F821D-C0FA-4DAF-9DDA-009BB4370E1A 2 and I-25 interchanges. These areas only include the highway right-of-way and do not include any developable land area.  Councilmembers also requested that staff provide clarification on the definition of boat sales. A definition is being prepared and will be included in materials prior to Second Reading. Attachments 1.
