The attached comment ha been received regarding #18 Hughes Rezoning Ordinance.

Council Members,
I want to welcome the new members and welcome back the returning members of Council. I am
appreciative of your willingness to dedicate your time and attention to City matters.
My primary concern today relates to the passed ordinance on Hughes Stadium. Despite the very loud
voice shown by the community, it seems that the City Planners and CSU continue to plan to essentially
circumvent the process and drown out the voices –once again –of the Fort Collins community.
The wishes of the people are loud and clear. As Council members, I feel it is your responsibility to
ensure that the adoption of the peoples’ordinance zoning Hughes as POL. It is the responsibility of the
City Planning to negotiate with CSU and make this work as well.
I have heard about potential land swaps, donated land options, etc. that can ensure that CSU can build
housing for workforce staff and hopefully TRULY offer AFFORDABLE housing to its staff. If you have not
yet read the white paper by ASCSU, it demands your time. Even these student leaders see through the
recent Lennar plan and how it WILL NOT meet the needs of the students or staff; they provide accurate
and very clear data in an outline form that makes it easy for all to see.
I have written and spoken before in reference to Hughes and other developments. I am not against
development nor am I against affordable housing. I am not a NIMBY. There are several developments
occurring just down the street from where I live on the SE side of town. I understand we truly need
AFFORDABLE ( not some made up definition of affordable) homes to meet the needs of many in our
town. However, the process will need to change greatly.
We have been PRO developers in this town. We give waivers and variances to developers to walk back
on their commitments with plans ( Montava, Water’s Edge, Sun Communities project on Trilby / College)
that have undermined the provision of some level of affordability –to the benefit of the developer, not
of the Fort Collins community.
I am asking that you all support the Citizens Initiative on Hughes that was passed overwhelmingly on
April 6, 2021 by the PEOPLE of Fort Collins. Make this a smooth, transparent, and amicable transition. It
CAN work for all. Please don’t stifle the voices of your constituents.
