EXECUTIVE SUMMARY The purpose of this item is to allow the potential applicant of the Montava Project in northeast Fort Collins to receive preliminary comments from the City Council regarding the applicant's overall proposal in order to assist the developer in determining whether to file a development application. The order of the proceedings at the public hearing will be: 1. Director’s Review 2. Potential Developer’s Presentation 3. Staff Reaction 4. Public Comment 5. Applicant Response 6. Staff Response 7. Council Questions and Thoughts STAFF RECOMMENDATION None. BACKGROUND / DISCUSSION In accordance with Sec. 2.1.2.H of the Land Use Code, if an application for approval of a development plan also entails City Council approval of an annexation petition, an amendment to the City's Comprehensive Plan, or some other kind of formal action by the City Council, other than a possible appeal under this Land Use Code, and if a land development or renewal project is determined by the City Manager to be of communitywide impact, the applicant for such approval may request that the City Council conduct a hearing for the purpose of receiving preliminary comments from the City Council regarding the applicant's overall proposal in order to assist the developer in determining whether to file a development application or annexation petition. The potential applicant for the Montava project has requested such a hearing and the City Manager has determined that the potential Montava project in northeast Fort Collins would have communitywide impact. CITY FINANCIAL IMPACTS Unknown at this time.
