Joseph P. Trudel House, 610 Cherry Street, as a Historic Landmark Pursuant to Chapter 14 of the City Code. RECOMMENDATION: Staff and the Landmark Preservation Commission recommend adoption of the Ordinance on First Reading. At a public hearing held on March 27, 2002, the Landmark Preservation Commission unanimously recommended designation of this property as a landmark for its architectural and historical importance to Fort Collins. EXECUTIVE SUMMARY: The current owner of the property,Deborah Secor,is initiating this request for Fort Collins landmark designation for the Rev. Joseph P. Trudel House. The home has architectural significance to Fort Collins as a well-preserved and virtually unmodified example of the Classic Cottage style of residential architecture. The Rev. Joseph P. Trudel House is also historically significant for its association with the Holy Family Church and its use for many years as the church's rectory. The property was evaluated during the Eastside/Westside Architectural Survey as being eligible for individual listing on the National Register of Historic Places, as well as for designation as a Fort Collins landmark. HISTORY An excellent example of a Classic Cottage, with wonderful integrity, this home at 610 Cherry Street was built c.1902. It served for several years as the rectory for the Holy Family Church and School. According to the Fort Collins City Directories,Holy Family purchased the home in the 1920s. Two different parish priests occupied the cottage: Reverend Joseph P.Trudel lived therefor over thirteen years, from the 1920s to mid-1930s,while his successor,Reverend Juan Fullana resided in the house in the later 1930s and early 1940s. Shortly thereafter the Church discontinued using the house as a rectory. Instead Holy Family allowed its members and employees to live in the house while still retaining ownership. After the Church sold the house,c. 1970,it reverted back to its earlier use as primarily a rental property. In December 2000,Deborah Secor, the current owner, bought the home. 0 ORDINANCE NO. 079, 2002 OF THE COUNCIL OF THE CITY OF FORT COLLINS DESIGNATING THE REV. JOSEPH P. Joseph P. Trudel House, 610 Cherry Street, Fort Collins, Colorado STAFF CONTACT: Karen McWilliams, Preservation Planner; and Kara Hahn, Historic Preservation Assistant APPLICANT: Deborah Secor, Owner BACKGROUND: Staff is pleased to present for your consideration the landmark designation of the Rev. Joseph P. Trudel House, 610 Cherry Street. The house has architectural importance as a good example of the Classic Cottage style of architecture, with excellent integrity. Additionally, the Rev. Joseph P. Trudel House has historical importance to Fort Collins for its association with the Holy Family Church and was used for many years as the church's rectory. As a part of the City's Eastside and Westside Architectural Survey, the building was evaluated as being individually eligible for the National Register of Historic Places, as well as for designation as a Fort Collins Landmark. ARCHITECTURAL SIGNIFICANCE: This one and a half story house, built c. 1905, represents the Classic Cottage style of architecture popular at the turn of the century. It is a hipped roof house with a small, hipped dormer on the front elevation, containing an eight-pane window to provide light. The home is constructed with a wood frame, covered by narrow drop or weatherboard siding, on a sandstone foundation. Beneath the boxed overhanging eaves is an open front porch, which also has a hipped roof, and is supported by a row of chamfered posts. The house still employs narrow 1-over-1 double-hung windows, thus helping to maintain the architectural integrity of the home. The only alteration of note is the use of asphalt shingles replacing the original wood roof. HISTORICAL SIGNIFICANCE: The residence at 610 Cherry Street served as the rectory for the Holy Family Church and School, as well as a rental home. Neither the exact date of construction nor the original owners are known. The house appears on the 1906 Sanborn Fire Insurance Maps, but is not listed in either the 1904 or 1906 city directories. In 1908 the house first appeared in the directory, listing the occupants, Clarence and Edna McCauley, as renters. Several other occupants followed, but not until 1922, when Glen E. Rundle was recorded, did an owner appear in the directories. 281 North College Avenue • P.O.Box 580 • Fort Collins,CO 80522-0580 • (970)221-6376 FAX(970)2246111 • TDD(970)224.6002 • E-mail:aplanning@fcgov.com Holy Family Church interrupted the trend of short-term renters when it purchased the home in the early to mid-1920s. According to the directories, Holy Family maintained ownership for the next several decades. During this time period two different parish priests occupied the cottage. Reverend Joseph P. Trudel lived there for over thirteen years, while his successor, Reverend Juan Fullana resided in the house for a little less than half that time. Shortly thereafter the Church discontinued using the house as a rectory. Instead, while still retaining ownership, Holy Family apparently used the building for housing for church members and employees. After the Church sold the house, likely in the 1960s or early 1970s, it reverted back to its earlier use as a rental property until December 2000. At that time, Deborah Secor, the current occupant, bought this wonderful Classic Cottage home. RECOMMENDATION: Staff recommends approving this request for Fort Collins Landmark designation of the Rev. Joseph P. Trudel House, 610 Cherry Street, Fort Collins, Colorado, for its architectural importance as a good example of the Classic Cottage style; and for its historical importance to Fort Collins for its association with the Holy Family Church and its use for many years as the church's rectory. Although the exact date of construction is unknown, due to the lack of available information, the presumed date of completion is circa 1902 - 1908. Regardless of the lack of building history, the design provides Fort Collins with an architecturally significant building, as this Classic Cottage represents a vernacular style of architecture popular at the turn of the century. It is a hipped roof house with a small-hipped dormer on the front ,elevation containing an eight paned window to provide light. The home is constructed with a wood frame, covered by narrow drop or weatherboard siding, and resting on its original sandstone foundation. The house . still employs narrow 1-over-1 double-hung windows, thus helping to maintain the architectural integrity of the home. The only alteration of note is the use of asphalt shingles replacing the original wood roof. The home was evaluated during the Westside Architectural Survey as being individually eligible for the National Register of Historic Places, as well as for designation as a Fort Collins Landmark. Historical Significance This Classic Cottage, built between 1902 and 1908, served primarily as a rental home as well as the rectory for the Holy Family Church and School. Over the course of the past century, the City Directories only noted four of the occupants as owners. Consequently the vast majority of those who lived at 610 Cherry Street rented the house and stayed for less than five years. Neither the exact date of construction nor the original owners are known. The 1902 City Directory, the earliest listing we posses, does not include 610 Cherry Street. 610 Cherry Street 5 Nomination By 1908 the house was included, but the directory listed the occupants, Clarence and Edna McCauley, as renters. Several other occupants followed, but not until 1922, when Glen E. Rundle was recorded, did an owner appear in the directories. Holy Family Church interrupted the trend of short-term renters when it purchased the home in the early to mid-1920's. Shortly thereafter the Church discontinued using the house as a rectory. Instead Holy Family apparently allowed its members or employees to live in the house while still retaining ownership. After the Church sold the house, it reverted back to its earlier use as a rental property until the year 2000. The City Directories listed numerous occupants, but according to the Larimer County Assessor's records there have been only four property owners since 1977. In that year John Rulon sold the house to Wayne Daugaard, whose sustained ownership lasted for the next decade and a half. Daugaard finally sold the home to Bruce E. Mackay in 1992. Pete R. Franz then purchased the property in May of 2000, but only maintained title for a short period of time. In December of the same year, Deborah Secor, the current occupant, bought the Classic Cottage. 610 Cherry Street 6 Nomination City of Fort Collins Architectural Inventory Form Page 1 Westside Neighborhood Survey Project Address: 610 Cherry St • Site Number: 5LR9348 Parcel Number: Architectural Style: Classic Cottage Stories: 1 .5 Est Construction Date: Landmark Status: Individually Eligible for NRHP: Individually Eligible for Local Landmarking: Contributing to a District/Potential District: 0 sir > s (f G W 'f 14 + Primary Roof Form: Hipped Other: Comment Foundation: Sandstone Other: Comment Exterior Wall Covering: Drop/Weatherboard Other: Comment: narrow siding Survey ID: 2897 SHF 96-02-115 Product No. 4 00.0000 CITY OF FORT COLLINS WESTSIDE NEIGHBORHOOD SURVEY Gtyof Faft couim Address: __6 /b Architectural Style: 01--A Na.of Stories:/ ( Construction Date: Site#: SLR Parcel #: Primary Roof Form: ❑Front Gabled ❑Side Gabled ❑Intersecting Gables la l ped ❑Hip w/Gable(s) ❑ Flat ❑Other Roof Attributes: Womp.
