RECOMMENDATION: Staff recommends adoption of the Ordinance on Second Reading. EXECUTIVE SUMMARY: Wonderland Hill Development Company contacted the Parks Division to discuss a possible boundary change to accommodate the new 6-stall parking lot proposed for the site. The property boundary to be revised is located on the south property line at Lee Martinez Park. After a series of negotiations,staff is proposing a change that meets the needs of the Wonderland Hill Development 410 Company. This Ordinance was unanimously adopted on First Reading on February 5, 2002. The value of the land conveyed is very small and the parking 1 Mee v property and other adjacent property will allow for public king . The proposal gives Wonderland Hill Development Company the ability to build a 6-car parking lot, all on private property, that can and will be used by public patrons of the Park. The key terms of the proposal include: I. Wonderland Hill Development Company will: build a 6-car parking lot, with landscape amenities, on its property. maintain the parking lot and landscaping located on its property. DATE: a ruary 3, - ITEM NUMBER: 24 2. The City of Fort Collins will provide a small portion of park land for part of the proposed parking lot. The proposed parking lot has been reviewed by Park Planning and Development and Parks Maintenance. The lot will provide needed parking for the east end of Lee Martinez Park. Impacts to the Park are minimal. In addition, staff is in the process of proposing a slight revision in property boundaries for individually owned Lots 1 through 10 of Martinez Park P.U.D. on the south boundary of the Park west of the new parking lot (see the attached map). These property owners will be asked to deed to the City a small portion of the e p fi y the area north of the existing sidewalk that was planned to then ern a th ri evelopment. The sidewalk was erroneously constructed a few et sou f the ound rather than along that boundary. Deeding these small amounts o o . w' low th areas to be maintained by Parks staff to match the existing park turf. This Ordinance includes an acceptance by the City Council of these small parcels at the north end of Lots 1 through 10,if and when they are conveyed to the City. The north edge of the sidewalk will more accurately reflect a visual boundary between Lee Martinez Park and these 10 private lots in the Martinez Park P.U.D.
