SUBJECT
First Reading of Ordinance No.045,2005,Designating the Remington House, 124 North Sherwood
Street,Fort Collins,Colorado,as a Fort Collins Landmark Pursuant to Chapter 14 of the City Code.
RECOMMENDATION
The Landmark Preservation Commission and staff recommend adoption of the Ordinance on First
Reading. At a public hearing held on March 23, 2005, the Landmark Preservation Commission
voted unanimously to recommend designation of this property as a landmark for its architectural
significance to Fort Collins.
EXECUTIVE SUMMARY
The owners of the property, Mark and Elizabeth Knapp, are initiating this request for Fort Collins
Landmark designation for the Remington House. The home retains excellent physical integrity and
is judged to be architecturally significant to our community under Fort Collins Landmark Standard
(3). It is a minimally altered, well-preserved, vernacular example of the side-gabled variant of the
Prairie style.
BACKGROUND
The Prairie style is a truly indigenous American architectural style that originated in Chicago early
in the 20th century, and was most popular between 1900 and 1920. Hallmarks of the style are a
square or rectangular plan, with symmetrical fagade, a low-pitched roof, and one-story wings or
porches that are subordinate to the main two-story mass. The entrance forms a major focal point.
The Remington House is an excellent example of one of the four principal variants of the style,the
side-gabled subtype. The house is a rectangular,two-story structure,featuring a moderately-pitched
side gable roof, and a stucco exterior. The roof has moderate overhang, and boxed eaves with
exposed purlins. The fagade (west) contains a center entrance; the two leaf multi-light doors are
flanked by multi-glazed sidelights. The one-story open porch has a flat roof. It rests on a concrete
foundation, with massive rectangular piers. The style's horizontal effect is emphasized through
horizontal trim bands and window groupings. Windows are double-hung, with divided light upper
sashes, often associated with the contemporaneous Craftsman style. Another characteristic of the
style is the use of decorative geometric or floral ornamentation. On the Remington House, this
ornamentation takes the shape of squared lattice details at the points of the eaves as well as on the
end gables.

The property contains a shed of recent vintage,located on the southeast corner of the property. This
non-contributing shed is not a part of the designation.

OF THE COUNCIL OF THE CITY OF FORT COLLINS
DESIGNATING THE REMINGTON HOUSE, 124 NORTH SHERWOOD STREET,
FORT COLLINS, COLORADO, AS A FORT COLLINS LANDMARK PURSUANT
TO CHAPTER 14 OF THE CODE OF THE CITY OF FORT COLLINS
WHEREAS,pursuant to Section 14-2 of the City Code, the City Council has established a
public policy encouraging the protection, enhancement and perpetuation of landmarks within the
City; and
WHEREAS,by Resolution dated March 23,2005,the Landmark Preservation Commission
(the "Commission") has determined that the Remington House has individual significance to Fort
Collins under Landmark Designation Standard (3), as a minimally altered, well-preserved,
vernacular example of the side-gabled variant of the Prairie style; and
WHEREAS,the Commission has further determined that said property meets the criteria of
a landmark as set forth in Section 14-5 of the Code and is eligible for designation as a landmark,and
has recommended to the City Council that said property be designated by the City Council as a
landmark; and
WHEREAS, the owners of the property have consented to such landmark designation; and
WHEREAS, such landmark designation will preserve the property's significance to the
community; and
WHEREAS, the City Council has reviewed the recommendation of the Commission and
desires to approve such recommendation and designate said property as a landmark.
NOW, THEREFORE, BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the property,historically known as the Remington House,located in the
City of Fort Collins, Larimer County, Colorado, described as follows, to wit:
South 1 1/2 Feet of Lot 13 and North 43 Feet of Lot 14, Block 51, City of Fort Collins
also known as 124 North Sherwood Street
is hereby designated as a Fort Collins landmark property pursuant to Chapter 14 of the Code of the
City of Fort Collins. The property contains a non-historic shed, located on the southeast corner of
the property; it is non-contributing, and is not a part of this designation.
Section 2. That the Secretary of the Interior's standards and guidelines for the treatment
of historic properties will serve as the standards by which alterations, additions and other changes
to the buildings and structures located upon the above described property will be reviewed for
compliance with Chapter 14, Article III, of the Code of the City of Fort Collins.
Introduced, considered favorably on first reading, and ordered published this 19th day of
April, A.D. 2005, and to be presented for final passage on the 3rd day of May, A.D. 2005.

RECOMMENDING LANDMARK DESIGNATION OF THE
REMINGTON/DEES HOUSE

WHEREAS, it is a matter of public policy that the protection, enhancement and perpetuation of
sites,structures,objects,and districts of historical,architectural,or geographic significance, located
within the city,are a public necessity and are required in the interest of the prosperity,civic pride and
general welfare of the people; and
WHEREAS, it is the opinion of the City Council that the economic, cultural and aesthetic
standing of this city cannot be maintained or enhanced by disregarding the historical, architectural
and geographical heritage of the city and by ignoring the destruction or defacement of such cultural
assets; and
WHEREAS, the Remington/Dees House has individual significance to Fort Collins under
Landmark Preservation Standard 3, for its architectural merits as a minimally altered,well-preserved
vernacular example of the side-gabled variant of the Prairie style of architecture; and
WHEREAS, the Landmark Preservation Commission has determined that the Remington/Dees
House meets the criteria of a landmark as set forth in Section 14-5 of the code and is eligible for

REQUESTS: Landmark Designation of the Remington/Dees House, 124 North Sherwood
Street, Fort Collins, Colorado

Significance and Physical Integrity: The Remington/Dees House is significant to Fort
Collins under Landmark Standard(3), for its architectural merits as a minimally altered,
well-preserved vernacular example of the side-gabled variant of the Prairie style of
architecture. The Prairie style is a truly indigenous American style that originated in
Chicago early in the 20th century, and was most popular between 1900 and 1920.
Hallmarks of the style are a square or rectangular two-story plan,with low-pitched roof,
one-story wings or porches that are subordinate to the main two-story mass, and entrance
forming a major focal point. The Remington/Dees House features the variant
moderately-pitched side gable roof. The Prairie style was short-lived,but nevertheless
the vernacular form spread throughout the country by pattern books published in the
Midwest. The Remington/Dees House is a fine example of this important, uniquely
American architecture,with very good integrity.
History: H.C. Remington, farmer, is listed as the occupant of 124 N. Sherwood in 1922.
There is currently no other information on H.C. Remington; however, additional research
may establish whether he was connected to Colonel John E. Remington, the prominent
Fort Collins citizen after whom Remington Street was named. From 1920s to 1940s,
residents included: H.P. Thorn, rancher and employee of the Great Western Sugar
Company; Chas E. Marquand, manager of the Lyric Theatre and the Fox American
Theatre; J.F. O'Connor, salesman at Gamble Stores; and Amos L. Lundstrom,
upholsterer. Arthur and Gay Dees bought the house in the early 1950s, and lived there
from 1952 to 1980. During the 1980s and to the present, 124 N. Sherwood appears to
have been used mainly as a rental property, especially for local college students; it
remains a rental today. The current owners are Elizabeth and Mark Knapp, who live at
118 N. Sherwood.

exposed purlins. Another characteristic of the style is the use of decorative geometric or
floral ornamentation. On the Remington/Dees House, this ornamentation takes the shape
of squared lattice details at the points of the eaves as well as on the end gables. The
windows are double-hung windows with divided light upper sashes, often associated with
the contemporaneous Craftsman style.
Based on Building Permits records, 124 N. Sherwood has had minimal alterations:
reshingling in 1942,basement remodel in 1946, another basement remodel in 1948.
Because of roof problems, the current owners removed the entire roof and its decorative
trusses and panels in 2004, and replaced them with exact duplicates. There is a shed of
more recent vintage located on the SE corner of the property;it is non-contributing.
Recommendation: Staff recommends approving this request for Fort Collins Landmark
designation of the Remington/Dees House, under Landmark Standard(3), for its architectural
merits as a minimally altered, well-preserved vernacular example of the side-gabled variant of
the Prairie style of architecture.
