SUBJECT:
Second Reading of Ordinance No. 11,2000, Designating the E. P. Montgomery House, Garage and
Shed, 321-323 East Laurel Street, as a Local Landmark Pursuant to Chapter 14 of the Code of the
City of Fort Collins.
RECOMMENDATION:
Staff recommends adoption of the Ordinance on Second Reading.
EXECUTIVE SUMMARY:
The owners of the property,Delores Lunberry and the Paige A.Lunberry Family Trust,are initiating
this request for Local Landmark designation for the E. P. Montgomery House, Garage and Shed.
Ordinance No.11. 2000 was unanimously adopted on First Reading on February 1, 2000.

EXECUTIVE SUMMARY:
At a public hearing held on January 26,2000,the Landmark Preservation Commission unanimously
recommended designation ofthi rty , r irchitectural importance to Fort

there has been no opposition of any kind to the designation of this property as a local landmark.
The owners of the property,Delores Lunbery and the Paige A.Lunberry Family Trust,are initiating
this request for Local Landmark designation for the E. P. Montgomery House, Garage and Shed.
The duplex residence is significant for its architectural importance,as a locally unusual example of
an early duplex in Fort Collins. The garage and shed date from the period of significance, and
contribute to the architectural character of the property. The property is a contributing element of
the Laurel School National Register District.
History - The E. P. Montgo Hous Gara d uilt circa 1905. This rectangular
plan brick duplex, with sy tri ade ea es a sin a centrally located front dormer
containing a multi-light window. a full-wi th open ont porc veranda is enclosed by balustrade
railing. The porch roof is supported by a series of Tuscan columns. The bellcast hip roof, with
overhanging boxed eaves, is clad with square cut shingles. The front windows are slash and
transom, with a delicate overlapped curve design in the transoms. Doors and windows are set in
arched openings with radiating voussoir lintels. The detached, end gable wood frame garage
originally had two bays. It has as some point been modified into a single bay structure. It features
drop siding with exposed rafter tails. The garage door is non-original. The small,side gabled wood
frame shed features board and batten siding. An interesting feature of both outbuilding, according
to the owner, is that they are insulated with sawdust. The garage and shed date from the period of
. significance, and contribute to the architectural character of the property.
