SUBJECT
First Reading of Ordinance No. 044, 2004, Designating the Aaron Kitchel House, 601 West
Mountain Avenue, as a Fort Collins Landmark Pursuant to Chapter 14 of the City Code.
RECOMMENDATION
Staff recommends adoption of the Ordinance on First Reading. The Landmark Preservation
Commission met on February 25,2004 to approve the Resolution recommending designation of this
property for its architectural and historical importance, and this recommendation was forwarded to
Council under separate cover.
EXECUTIVE SUMMARY
The owner of the property, Sue Walker, is initiating this request for Fort Collins Landmark
designation for the Aaron Kitchel House,601 West Mountain Avenue. The home is significant for
it architectural importance,being a good example of vernacular masonry Queen Anne architecture
in Fort Collins; and is significant for its historical importance due to its association with Aaron
Kitchel, Civil War veteran, pioneer farmer of Larimer county and former County Commissioner.
The garage does not contribute to the historic and architectural character of the Property and is not
being designated.
Historical Importance — Aaron Kitchel was born April 23, 1842, in Lake County, Indiana. In
August, 1862, he enlisted as a volunteer in the 23rd Iowa Infantry and served all through the war in
many battles, being wounded at Millikens Bend, serving in Sherman's March to the Sea, and
receiving an honorable discharge July 26, 1865, at Galveston, Texas. Mr. Kitchel married Mary
Hart at Indianola, Iowa, in 1868. He came with his family to Colorado in 1879 and located on a
homestead situated six miles east of Fort Collins (at Highway#14 and east of I-25, the land is now
the site of the Kitchel Farms Subdivision). He was a successful farmer, served as a Commissioner
for Latimer County for three years, and was always one of its foremost and highly respected
citizens.
Architectural Importance—The Kitchel House is a vernacular masonry Queen Anne dwelling,
built of brick with rough-cut stone foundation, sills and lintels. The 11/2 story house is a good
example of the eclecticism of the late Victorian era, with many interesting stylistic characteristics.
Although the basic plan is rectangular, this house has an irregularly shaped appearance due to the
hipped roof with another hip roof projecting from it,dormers on three elevations,a substantial brick
bay window on the east elevation, a wood projecting entry on the west elevation, and a main
entrance at the northeast front comer of the house that is unusual in Fort Collins. Matching dormers
on the north and west elevations are historic through-the-roof dormers, while the east elevation

dormer was added before 1948. Also,by 1948,the historic front porch had been removed from the
house and an overdoor and concrete stoop had been added to the front door at the northeast corner
entrance. In addition to the windows with rough-cut stone sills and lintels, other windows have
stone sills and brick segmental arches in the Victorian style. Houses situated on corners were of
higher design,importance, and detailing. This corner house retains its charm as a pioneer home of
Queen Anne design.

OF THE COUNCIL OF THE CTI'Y OF FORT COLLINS
DESIGNATING THE AARON K]TCHEL HOUSE,
601 WEST MOUNTAIN AVENUE, FORT COLLINS, COLORADO,
AS A FORT COLLINS LANDMARK PURSUANT TO CHAPTER 14 OF THE C]TY CODE
WHEREAS, pursuant to Section 14-2 of the City Code, the City Council has established a
public policy encouraging the protection,enhancement and perpetuation of historic landmarks within
the City; and
WHEREAS,by Resolution dated February 25,2004,the Landmark Preservation Commission
("Commission")has determined that the Kitchel House,601 West Mountain Avenue,Fort Collins,
Colorado has significance to the City in that it represents architectural and historic importance; and
WHEREAS,the Commission has further determined that said property meets the criteria of
a landmark as set forth in Section 14-5 of the Code and is eligible for designation as a local
landmark, and has recommended to the City Council that said property be designated by the City
Council as a local landmark; and
WHEREAS, the owner of the property has consented to such landmark designation, and
WHEREAS, such landmark designation will preserve the property's significance to the
community; and
WHEREAS, the City Council has reviewed the recommendation of the Commission and
desires to approve such recommendation and designate said property as an historic landmark.
NOW,THEREFORE,BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the Kitchel House, 601 West Mountain, Fort Collins, Colorado,
described as follows, to wit:
N 80 Feet of Lots 1 and 2, Block 270,Loomis Addition
City of Fort Collins, County of Larimer, State of Colorado
be, and hereby is,designated as an Fort Collins landmark pursuant to Chapter 14 of the Code of the
City of Fort Collins.
Section 2. That the Secretary of the Interior's Standards for the Treatment of Historic
Properties 1995 shall serve as the standards by which alterations,additions and other changes to the
above described building shall be reviewed for compliance with Chapter 14,Article III,of the Code
of the City of Fort Collins.
Introduced, considered favorably on first reading, and ordered published this 2nd day of
March, A.D. 2004, and to be presented for final passage on thel6th day of March, A.D. 2004.

BACKGROUND: Staff is pleased to present for your consideration the Local Landmark
designation of the historic Aaron Kitchel House, 601 West Mountain Avenue. The
owner of the property, Susan Walker, is initiating this request for Local Landmark
designation for the Aaron Kitchel House, 601 West Mountain Avenue. The home is
significant for it architectural importance, being a good example of vernacular masonry
Queen Anne Cottage architecture in Fort Collins; and is significant for its historical
importance due to its association with Aaron Kitchel, Civil War veteran, pioneer fanner
of Larimer county and former County Commissioner. The garage does not contribute to
the historic and architectural character of the Property and is not being designated.

Houses situated on corners were of higher design, importance, and detailing. This corner

Additions/Chances: The house has had early additions/changes that date before 1948,
but the house's exterior appearance has not changed since the 1948 tax assessor's
photograph.
• A small wood west entry with no foundation was added (existed in 1925.)
• The wrap-around corner porch was removed as was the historic front door.
• Back porches were removed(existing in 1925), and a non-historic infill comer
porch built.
• The east roof dormer was added obviously to make the upper floor habitable and
satisfy fire access and safety codes.
Despite these changes, the vernacular masonry building with Victorian details has good
integrity. The asymmetrical elevations, irregular shape, steeply pitched hipped roofs,
segmental brick arched lintels, flat-arch stone sills and lintels, steeply hipped roof
protruding bay window, rough-cut stone foundation, and modest size mark this house in
the Vernacular Queen Anne Cottage style of architecture. It is one of perhaps only three
or four houses in Fort Collins with a unique comer entry, one of them being the
designated David Watrous House at 301 S. Loomis.
RECOMMENDATION: Staff recommends approving the request for designation of
the historic Aaron Kitchel House, 601 West Mountain Avenue.

designation as a Fort Collins Landmark under Standard 3. The property embodies the distinctive
characteristic of a type, period, or method of construction. 601 W. Mountain represents a good
example of Vernacular Queen Anne Masonry architecture in Fort Collins. Built circa 1890, the
brick house has good integrity; however the wooden front porch has been removed.

The house provided shelter for a prominent pioneer member of the Fort Collins community. Aaron Kitchel
was born April 23d, 1842, in Lake County, Indiana. In August, 1862, he enlisted as a volunteer in the 23'd

CONTINUATION SHEET—ARCHITECTURAL INFORMATION:
601 W. Mountain Avenue,the Aaron Kitchel House
601 West Mountain Avenue exhibits the Queen Anne style characteristics in a steeply
pitched hipped roof of irregular shape; patterned shingles, bay windows, patterned
masonry lintels, (and other devices used to avoid a smooth-walled appearance); an
asymmetrical fagade; and rough-cut stone and brick masonry construction. Its smaller
size warrants the "Cottage" definition.
Roof: Hipped roof with intersecting elongated hipped roof extending from the rear
elevation.
Dormers: Through-the-roof, sharply pitched gabled roof dormers on the north and east
elevations, each with narrow 1/1 lite, double-hung windows with stone sills. Newer
(existing in 1948 tax card) gable roofed dormer on east elevation with paired double-
hung window and no lintel or sill. All dormers are sided with fancy-butt octagonal
shingles.
EE : Entrance door on the northeast corner. Door is non-historic paneled door with
carved ship.
Walls: Masonry, painted, and small wood addition entry leading to concrete stoop with
split stairs sets, on west elevation.
Rear Doors: Two, on south elevation. SE corner wood door is multi-lite non-historic.
NE comer wood door is four panels and appears historic with segmental brick arch above
the door. Door on west elevation is multi-lite non-historic.
Windows First Floor: Double-hung 1/1 lites, Queen Anne
North Elevation—Two Cottage Style Check-Rail Windows, operable lower sash,
stone sills and segmental brick arch lintels.
West Elevation—Two 1/1 (equal) lites single windows with stone sills and
segmental brick arch lintels, and one paired window with same sills/lintels. One
fixed glass window divided by applied wood bar in west entry addition.
South Elevation - Two 1/1 (equal) lites single windows with stone sills and
segmental brick arch lintels. The two windows are at different elevations on this
wall.
East Elevation—One 1/1 (equal) lites single window with stone sill and segmental
brick arch lintel. Squared bay window with paired double-hung windows and
double-hung side wall windows. All of the bay windows have rough-cut
sandstone flat sills and lintels. The bay window has a steep hipped roof.
Foundation: Rough-cut buff colored sandstone, painted.
ADDITIONS AND CHANGES: The house has had early additions and changes that
date before 1948, but the house's appearance has not changed since the 1948 tax
assessor's photograph.

occurrence of any of the following:
1. Preparation of plans for reconstruction or alteration of the exterior of the
improvements on the property, or;
2. Preparation of plans for construction of, addition to or demolition of improvements on
the property
3. 1 further understand that if I apply for a building permit for any one of the following:
a. Alteration or reconstruction of or an addition to the exterior of any
improvement which constitutes all or part of a landmark structure or landmark
district;
b. Demolition or relocation of any improvement which constitutes all or part of a
landmark structure or landmark district;
c. Construction or erection of or an addition to any improvement upon any land
included in a landmark district;
d. Or if I proceed with any work not requiring a building permit as set forth in
Section 14-47;
The Building Inspector and the Landmark Preservation Commission shall be under the time
constraints and other requirements as outlined in Chapter 14,Article III of the Code of the
City of Fort Collins.

I received the information you sent about my great-grandfather, Aaron Kitchel. It
was very much appreciated. I would have written sooner,but its been pretty busy around
here. I have enclosed information about my great-grandfather from a proportion of the
genealogy book I am writing on the Kitchel family. The picture and information come
from two earlier books, one published by George McCormick and the other published by
Deloris Kitchel Clem and Dwain L. Kitchel. I have also enclosed several pages of notes
that I have compiled on Aaron's descendants, I hope these may be of some use. The book
by Deloris and Dwain has several pages of addresses current as of 1989,but I haven't had
a chance to go over it in detail. If I come across any additional information or pictures I
will gladly pass them along to you. Again thank you for the information.

63.Aaron KITCHEL He has a record identification number of 7161 and an ancestral number of 6.13 He
was born on 23 April 1842 in West Creek,Indiana and died on 6 Nov. 1910
in Fort Collins, Colorado at the age of 65.He married Mary HART
(daughter of Mr. and Mrs. John P.Hart)on 29 Sept. 1869 in Palmyra,Iowa.
She has a record identification number of 717.1 Mary was born about 1845 in
Indiana and died on 6 Dec. 1895 in Fort Collins, Colorado at the age of 50.
He married his 2nd wife Mary HAMILTON on 25 Nov. 1897.She has a
record identification number of 718.1 She was born in Dec. 1846 in
Pennsylvania and died on 7 Sept. 1908 in Fort Collins,Colorado at the age of
61. Aaron was as Civil War veteran serving with Co.E 23rd Regiment,Iowa
Infantry Volunteers,from Aug. 12, 1862 to July 26, 1865. He participated
with his regiment in the march from West Plains to Iron Mountain,and in the
Siege of Vicksburg Port Gibson,Champion Hills,Black River Ridge,
Milliken Bend and the Siege of Mobile.
Aaron was wounded at Milliken Bend on June 7, 1863.After the fall of
Fig. 11 Aaron Kitchel Vicksburg he was promoted to corporal and served in the Atlantic
Campaign and Sherman's March to the Sea.He was honorably discharged at Galveston,Texas. After the
Civil War he returned to Iowa for a time and then in 1873 Aaron and Mary moved to Kansas for a short
time and then returned to Warren County,Iowa.He moved his family to Colorado in 1979 and took as a
timber claim a good size farm six miles east of Fort Collins near the Boxelder School which later came under
irrigation. He was a successful farmer and sold his place 1898 after his wife died, moving into Fort Collins.
He served as a Commissioner for Larimer County for three years and was always one of its foremost and
highly respected citizens. While conveying the remains of his mother from California to Iowa for burial at

Palmyra on Oct 25, 1910,he took a severe cold and died of pneumonia two weeks later. Aaron Kitchel and
Mary HART had the following children:

WM. J. LOGAN was a native of Carrickfergus, AA KITCHHL.—A veteran of the Civil war,
County Antrim, Ireland. He came to the United pioneer farmer of Latimer county and former
States in 1861, then a young man, well educated a county commissioner, died on November 6th, 1910,
from pneumonia after a very brief illness, aged 68
years. He was born April 23rd, 1842, in Lake
county, Indiana. In August, 1862, he enlisted as
a volunteer in the 23rd Iowa Infantry and served
all through the war, receiving an honorable dis-
charge July 26th, 1865, at Galveston, Texas. Mr.
Kitchel married Mary Hart at Indianola, Iowa, in
1868. He came with his family to Colorado in
1879 and located on a homestead situated six miles
east of Fort Collins. His wife died in 1895 and he
sold his farm and moved to Fort Collins. He re-
married in 1900, his second wife, formerly Mrs.
Mary Hamilton, dying in 1908. His surviving

ing, William F. Kitchel of Upland, California,

ANDREW J. AMEs came to Colorado in 1860,

1. Aaron KITCHEL was bom on 23 Apr 1842 in West Creek,Ind.. He moved in 1873. to Kansas from Iowa.He lived there
but a short time and returned to Warren County,Iowa. He moved in 1879.' to Colorado with his family and took as a timber
claim a good sized farm six miles east of Fort Collins near the Boxelder School which later came under irrigation.Kitchel Lake
on the place is named after him.He was successful as a farmer. Aaron sold the place after his wife died and moved into Fort
Collins in 1898. He served the County of Larimer as Commissioner for three years and was always one of its foremost and
highly respected citizens.While conveying the remains of his mother from California to Iowa for burial at Palmyra Oa 25,
1910,he took a severe cold which resulted in his death two weeks later, at his home in Fort Collins. He died on 6 Nov 1910 in
Fort Collins,Colorado. He served in the military in Co.E. 23rd Regt.,Iowa Infantry Volunteers. Aaron served from Aug. 12,
1862 to July 26, 1865.He was wounded at Milliken Bend June 7, 1863. With his regiment he participated in the march from
West Plains to Iron Mountain,thence to New Madrid,MO.,was at the siege of Vicksburg,battles of Port Gibson, Champion
Hills,Black River Ridge,the assault on Vicksburg,Milliken Bend,and the Siege of Mobile. After the fall of Vicksburg he was
promoted to corporal and served in the Atlantic compaign and Sherman's march to the sea.He was honorably discharged at

Aaron Kitchel, cousin of Daniel Kitchel who came to Cincinnati in 1788, was one
of the most notable members of the family. He was a U.S. Senator from New
Jersey and a warm friend and counselor of General George Washington, on his
staff and was one of his pall bearers. He is buried in the Churchyard Cemetery at
Hanover,New Jersey. For 36 years he was a member of the state legislator,the
national congress and the senate, on the commission of forfeited estates of Tories
and on the commission that established the Northwest territory. He was the son of
Joseph.

From The Genealogy of the Crane Family Vol. II by Ellery Bicknell Crane, 1900:
WILLIAM CRANE-4, (Nathaniel-3, Azariah-2, Jasper-1), married 1st,
Wheeler, of Newark; 2d, Mary (or Mercy) . He resided in that part of
Newark called for many years Cranetown, then West Bloomfield,now Mont Clair,
NJ, and was a subscriber for the purpose of hiring a minister to preach the Gospel
there. He was overseer of the poor from 1753 to 1756 inclusive, and of highways
from 1760 to 1764; freeholder, 1767. He may have inherited property here from
his father, and possibly succeeded to the home estate; of that,however, we are not
certain,but the notable Crane mansion occupied by him or his family during the
period of the war of the Revolution, still standing at the junction of Valley road
and Clairmont avenue, was his home, and occupied about three weeks by Gen.
Washington as his headquarters, Gen. Lafayette being with him. The time of
occupation doubtless being from the later week in October to about the middle of
November, 1780. While those two great generals were making Mr. Crane's house
their home, he with four if not five of his sons were performing soldiers' duties in
the army of which they were the commanders. It is related by Rev. Oliver Crane,
D.D.,LL. D.,that on the arrival of Gen. Washington at the house, Mercy Crane
then in charge, and causing supper to be prepared, discovered she had no tea to
serve, and becoming quite disturbed about it offered an apology to the General for
the lack of what might seem to him an important feature of his repast. "Never
mind,my good lady," replied His Excellency, "please have a crust of bread toasted
and use it for tea,that is good enough for me." Mrs. Crane's anxiety was thus
dispelled, and supper was served.Night came on, and the capacity of the house for
beds was overtaxed, the lower back room selected by the two generals for their
use,had been used for the dining-room,the deficiency of beds then was thereupon
made known to the General, who rejoined, "But there is plenty of straw in the
barn, is there not?" The straw was soon brought in and spread in one comer of the
room, and the two famous generals retired to rest,wrapped in their army blankets,

on that bundle of straw.
The British are Coming! (the Horseneck Version)
From The Genealogy of the Crane Family Vol. H by Ellery Bicknell Crane, 1900:
ZADOC CRANE-5, (William-4,Nathaniel-3,Azariah-2, Jasper-1),b. 1758; m.;
no children; d. 1841. Gen. Washington had an old gray horse which was almost as
well known as its rider. Zadoc Crane, one of the Revolutionary Fathers, took care
of the old gray when Washington was at Cranetown, in New Jersey. While Zadoc
took care of the horse,the family entertained Washington, and waited upon him
with a finely Japanned server. This server, though the Japanning is all worn off,
was brought to the Fair to exhibit in Bric-a-brac,by Mrs. Emma Fasshaber,whose
father was Zadoc Crane's uncle. Those were times famous for having tried men's
souls,and it was absolutely necessary to exercise the greatest care and vigilance.
The oats fed to Washington's horse were kept concealed under a stack of hay, and
every time Zadoc got a mess from under it he replaced the hay nicely, and after
feeding,he carefully picked up every scattered straw for fear the British might
nose the oats and "cabbage" them.
During the time Washington was occupying "Cranetown Gap," as he styled it,the
alarm came that the British were about to make an attempt on the American lines
in their somewhat insecure position, and desiring to be in readiness to meet such a
movement should it be made, and not feeling at this critical moment that he had a
man to spare from the ranks,he called for volunteers outside of those in the
service to act as couriers to warn the minute-men living beyond the so called "first -
and second mountains," covering the region between the Passaic River and the
second mountain, including Horseneck,Pine Brook, Swinefield, etc. Zadoc, a son
of William,who had been lame from boyhood, offered to assume the difficult and
perilous undertaking. Although lame, on leg being shorter than the other,was well
able to ride on horseback, and soon appeared mounted on his own spirited horse,
and armed with a heavy cutlass,this being his only weapon;just as the sun was
disappearing behind the mountains, under special orders from the General,he set
out on his important errand. It was a ride for the night, calling at every house and
routing them from their slumbers. As the gray of the morning began to show itself,
he was marching his men toward the Crane mansion, and just at daybreak drew up
his squad in front of the doorstep, on which stood Gen. Washington for the
purpose of inspecting them. "Well done,my man," was the salute of His
Excellency. "Now come in and take a horn of whiskey, for you must need it."

Notes about the
KITCHELL family

. Reference to Caleb & Mercy(Parkhurst) BALL parents of Marie Phoenice Keziah Ball
The first of the family to come to this country was Robert Kitchell, who landed at New Haven in
1639,his wife being Margaret Sheaffe, daughter of Rev. Edward Sheaffe, of Cranbrooke, Kent,
England. They left England April 20, 1639, with a company of Puritan refugees,led by Rev. Henry
Whitfield, in the first vessel, The Arabella,that anchored in the harbor of Quinnipiac,now New
Haven, Conn. Robert Kitchell was born in England in 1604, and died in 1672. His wife died in
1682. While on shipboard the Plantation Covenant was signed, in which the Puritans agreed to
remain together, the first name to the Covenant being that of Mr. Robert Kitchell,the "Mr."
designating him as a"Gentleman Commoner," or some such rank of sub-noble dignity. They soon
settled at Guilford. These settlers were generally men of character, culture and substance, several of
them being of University training, and Robert Kitchell held a large place among them in all trusts
and dignities. Samuel Kitchell,his son, married Grace Pierson, daughter of Rev. Abraham Pierson,
pastor of the Guilford Church. Laxness of views spreading through the colony, Dr. Abraham
Pierson was asked by the "Fundamentalists," as they classified themselves,to find a new home for
them and their church. He first organized a church at Southampton,Long Island, and then, going to
the territory now occupied by Newark,N.J.,he secured this for his people and sent word to them to
come down as a Colony and Church, Samuel Kitchell,his son-in-law,being with him there from
the first, as one of the founders of Newark. The Guilford Church and people became re-established
at Newark, and Dr. Abraham Pierson became the first pastor of the First Presbyterian Church of
Newark. Robert Kitchell became known as "the benefactor of Newark." Dr. Pierson's son, Dr.
Abraham Pierson, was his assistant and successor as pastor, and became founder and first President
of Yale College,his statue in bronze now standing on the campus. The daughter, Grace Pierson
Kitchell,wife of Samuel, is the mother of all the American Kitchells.
The Kitchell family grew into a large and influential family in New Jersey and other states,
becoming associated by marriage with many other prominent and influential families, as Tuttle,
Fan-and, Baldwin,Houghton, Gardner, Willis, Land, Pierson, Mulford, Sayre, Peck,Bruen,
Lindsley, Howard and others.
Abraham Kitchell, son of Samuel and Grace Pierson Kitchell, was bom at Newark in 1679 and died
December 12, 1741. He married Sarah Bruen,who was born in 1679 and died April 20, 1745,
daughter of John and Esther Laurence Bruen, and they had four sons and three daughters: Samuel,
born 1704 and died November, 1732; Joseph,bom 1710 and died December 24, 1789,who married
Rachel Bates, who died December 24, 1789; John,bom 1714, and died January 9, 1777,who
married Marie Phoenice%ziah Ball, daughter of Caleb Ball and Mercy Parkhurst; David, born
1723 and died December 26, 1753, who married Ruth Tuttle,who was bom 1713, and died April 4,
1780; Grace,who married Benjamin Lindsley; Mary Allis, who married Paul Leonard;Abigail,
who married Edmund Crane.
Daniel Kitchell, son of John and Keziah Ball Kitchell, came to Cincinnati in 1788 and his name

stands as the first of the eight charter members who organized the First Presbyterian Church of
Cincinnati, in 1790. The family that descended from this Daniel Kitchell,changed the name to
Kitchel, for some reason, and carry this as the family name. President H. D. Kitchel, of Middlebury
College, chose this spelling, although Robert Kitchell, who signed the Plantation Covenant,
certainly knew how the name should be spelled. Daniel Kitchel, early pioneer of Cincinnati had one
son, Samuel, and one daughter,Phebe, who married Hezekiah Flint, and had a large family. Samuel
Married Margaret Kennedy, daughter of Francis and Rebecca Kennedy.Their children were:
Daniel,bom in Cincinnati, in 1795, and died in Union County, Ind., in 1855;Phebe married
William Goldtrap; Mary married Joshua Druce; John died in 1839; Rebecca married Andrew
Davison and Julia married Elisha Walden.

Beauchamps family and Geoffrey de Say, ancestor of Geoffrey de Say.
