First Reading of Ordinance No. 85, 2000, Designating the Marsh/Geist House and Garage, 1006
LaPorte Avenue, Fort Collins Colorado,as a Historic Landmark Pursuant to Chapter 14 of the City
Code.
RECOMMENDATION:
Staff recommends adoption of the Ordinance on First Reading. At a public hearing held on June 28,
2000, the Landmark Preservation Commission unanimously recommended designation of this
property as a landmark for its architectural importance to Fort Collins.

EXECUTIVE SUMMARY:
The owner of the property, Tim Hackett, is initiating this request for Fort Collins landmark
designation for the Marsh/Geist House and Garage. The buildings are significant for their
architectural importance to Fort Collins. The house is a good example of Craftsman bungalow
architecture. The vernacular on gable garage dates to the period of significance and contributes
to the architectural importance of the property.
History - The Marsh/Geist House and Garage at 1006 LaPorte Avenue were constructed c. 1923.
The property was owned by a succession of short term occupants, beginning with James and
Katherine Marsh. In 1950,William and Hazel Geist purchased the home,living here until William's
death in 1977. William Geist was born in Fort Collins on May 16, 1904, in the midst of the 1904
flood. He married Hazel Scott on July 8, 1930. They had a daughter,Margaret Ann Geist Lockman,
and a son, Samuel William Geist. William Geist worked as a mechanic for Sheely motors for 23
years. He then opened his own business,Geist West Mulberry Service Station,and operated it from
1959 to 1969. Upon his retirement,his son Samuel took over the business. William Geist died on
November 8, 1977, at age 73.
The Marsh/Geist House is a good example of a Craftsman bungalow residence in Fort Collins, and
retains a high degree of architectural integrity. In the 1920's, the bungalow style and its variants
spread quickly across the country, through pattern books and popular magazines. The style is
characterized by a low-pitched roof with overhanging eaves, and an open floor plan with informal
living spaces. There is an emphasis on the use of natural materials, designs and finishes. The
Marsh/Geist House is a one story wood frame dwelling with a front gable roof. The open front porch
has interesting open stick-work under the gable. Other stylistic features include the use of square
butt shingles in the gable ends,battered piers supporting the gable porch roof,and wide overhanging
eaves with exposed rafters. The lapped board siding and multi-light upper sash windows are also
all original. The house has had no exterior additions or modifications of note, appearing much as
it did when originally built.
Associated with the house is a detached single car garage. This vernacular wood frame structure
dates from the period of significance and contributes to the architectural significance of the property.

OF THE COUNCIL OF THE CITY OF FORT COLLINS
DESIGNATING THE MARSH/GEIST HOUSE AND GARAGE,
1006 LAPORTE AVENUE, FORT COLLINS, COLOR-ADO,
AS A HISTORIC LANDMARK PURSUANT TO CHAPTER 14
OF THE CODE OF THE CITY OF FORT COLLINS
WHEREAS, pursuant to Section 14-2 of the City Code, the City Council has established a
public policy encouraging the protection,enhancement and perpetuation of historic landmarks within
the City; and
WHEREAS, by Resolution dated June 28, 2000 the Landmark Preservation Commission
(the "Commission") has determined that the Marsh/Geist House and Garage have architectural
importance to the City. The house is a good example of Craftsman bungalow architecture, and the
garage dates to the period of significance and contributes to the architectural importance of the
property; and
WHEREAS,the Commission has further determined that said property meets the criteria of
a landmark as set forth in Section 14-5 of the Code and is eligible for designation as a local
landmark, and has recommended to the City Council that said property be designated by the City
Council as a local landmark; and
• WHEREAS, the owner of the property has consented to such landmark designation; and
WHEREAS, such landmark designation will preserve the property's significance to the
community; and
WHEREAS, the City Council has reviewed the recommendation of the Commission and
desires to approve such recommendation and designate said property as a historic landmark.
NOW, THEREFORE,BE IT ORDAINED BY THE COUNCIL OF THE CITY OF FORT
COLLINS as follows:
Section 1. That the buildings historically known as the Marsh/Geist House and Garage,
located on lands in the City of Fort Collins,Latimer County,Colorado,described as follows,to wit:
Lot 20, Block 322, Capitol Hill Addition,
also known as 1006 LaPorte Avenue,
be,and hereby are,designated as a historic landmark pursuant to Chapter 14 of the Code of the City
of Fort Collins.
Section2. That the Secretary of the Interior's Standards for Rehabilitation and Guidelines
. for Rehabilitating Historic Buildings (U.S. Department of the Interior, National Park Service,
Revised 1983) will serve as the standards by which alterations, additions and other changes to
buildings and strut ures ocated upon the above described property will b reviewed for compliance
with Chapter 14, Article III, of the Code of the City of Fort Collins.

BACKGROUND: Staff presents, for your consideration, the local landmark designation
of the Marsh/Geist House and Garage. The home has architectural importance as a good
example of a late Craftsman bungalow, with a high degree of integrity. The garage dates
from the period of significance and contributes to the architectural significance of the
property.
• History —The Marsh/Geist House and Garage at 1006 Laporte Avenue was built circa
1917. The house was occupied by a succession of short-term occupants, beginning with
the Marsh family. James and Katherine Marsh were the first occupants, owning the
house between 1917 and 1919. Longer-term occupants were William and Katherine
Dunham (1922 — 1930), Arthur and Elizabeth Owings (1936 to 1948), and Lee and Mabel
Blackstock (1938 — 1948). In 1950, William and Hazel Geist purchased the home, living
here until William's death in 1977.

. HISTORICAL BACKROUND FOR 1006 LAPORTE AVENUE:
1006 LaPorte Avenue is first listed in the Fort Collins City Directory of 1917,
occupied by James and Katherine Marsh, no occupation noted. This seems to contradict
the build date of 19_13 as listed on the 1961 Tax Assessor record. The source of the date
was the current owner, William Geist.
The occupants of 1006 LaPorte Avenue were:
1917 —James and Emily Marsh.
1919 - Charles H. Forsgard, (district manager of Western Light and Power Co.).
1922 - William and Katherine Dunham, (mining and engineer, nurse.)
31-1926.
1927 - Katherine Dunham, widow of William Dunham. William Dunham died 3-
1931 - Ray E. and Ruby M. Fisher, (driver.)
1933 - Vacant.
(lab). 1936 - Arthur J. and Elizabeth Owings (pntr), and Cory L. and Grace Graham
1938 - Lee and Mabel Blackstock (retired), and L. Clark and Erma Lane (welder
and machinist).
1940 - Lee and Mabel Blackstock. (retired.)
1948 -William E. and Gladys Plummer, (employee Municipal Railway.)
1950— 1977 William and B. Hazel Geist, (mechanic)
1984— Samuel William Geist, (Geist Service Station).
2000—Tim Hackett.
• William and Hazel Geist, were long time residents of Fort Collins. William Geist
was born May 16, 1904, during the 1904 flood. He married Hazel Scott on July 8, 1930.
They had a daughter, Margaret Ann Geist Lockman and a son, Samuel William Geist.
William Geist worked as a mechanic for Sheely Motors for 23 years, then opened
his own business, Geist West Mulberry Service Station, and ran it 1959 to 1969. Upon his
retirement in 1969, his son Samuel took over the business.
William Geist died on November 8, 1977, age 73. Hazel Geist died on
Samuel Geist appears as the owner of the property on the Tax Assessor
records from 1984.
